Tenant Coordinator is responsible for working directly with VP Tenant Coordination in coordinating all tenant activities as they relate to the construction and build-out of tenant space
PRINCIPAL JOB ACTIVITIES:
- Track all tenant information from initial letter of intent through payment of tenant allowance after tenant opens.
- Work with Leasing Department and Tenant during Lease negotiation
- Review tenant drawings, material submittals, etc. and submit comments to architects, general contractors, and tenants. Secure necessary approvals as required.
- Select contractors – bid and negotiate work
- Expedite the review and approve tenant submittals (shop drawings, signage, storefront, )
- Issue timely correspondence to tenant in accordance with lease requirements
- Advise and consult with leasing on the lease exhibits
- Coordinate Landlord drawings, MEP’s, etc. for distribution to Tenant to completely identify the work required of the Landlord and Tenant
- Oversee Tenant construction build-out
- Ensure that all work is done properly, on-time and on-budget
- Manage budgets, forecast expenses, and ensure vendors adhere to
REQUIREMENTS:
- S. degree preferred
- 3-5 years’ experience in commercial construction industry
- Ability to read and interpret architectural drawings
- Detail oriented with strong organizational skills
- Strong communication and analytical skills with the ability for creative thinking and problem solving
- Ability to effectively handle multiple tasks simultaneously
- Manage time effectively in order to accomplish goals
- Exhibit high motivation and a willingness to do whatever it takes to get the job done
