POSITION SUMMARY
Heartline Staffing is recruiting Loan Officers for consumer-direct mortgage inside sales positions.
Reporting to Originations Leadership, the Loan Officer engages prospective and existing customers through inbound calls, proactive outbound outreach, and follow-up. The role includes assessing borrower needs, explaining mortgage products, pricing and terms, and guiding customers through purchase and refinance transactions from initial inquiry through closing.
Performance is measured against funded loan volume and count, inbound and outbound calls, talk time, productive borrower contacts, speed-to-lead, follow-up completion, lead-to-application and application-to-funding conversion rates, pipeline pull-through, and closing timeliness.
KEY RESPONSIBILITIES
• Handle inbound calls and conduct proactive outbound outreach to assigned leads and existing customers using approved telephony tools.
• Follow scheduled phone coverage, queue procedures, contact cadences, callbacks, and follow-up requirements.
• Meet assigned loan production, call activity, conversion, and pipeline performance targets.
• Manage and originate loans from company-provided leads. Self-generated leads may be originated under company policy but are not required.
• Conduct borrower interviews to assess financing objectives, income, assets, and credit information.
• Explain available purchase and refinance mortgage products, pricing, terms, costs, and application requirements.
• Establish documentation, milestone, and closing expectations and provide borrower updates.
• Assist borrowers with loan applications and documentation, reviewing for completeness and potential eligibility issues.
• Maintain accurate CRM, telephony, and loan origination system records.
• Manage loan pipelines, outstanding conditions, and aging loans while coordinating with processing, underwriting, and closing teams.
• Follow applicable mortgage requirements involving disclosures, fair lending, HMDA reporting, borrower contact consent, do-not-call requests, and protection of borrower information.
• Follow approved call guides, participate in call monitoring and coaching, and apply feedback.
• Escalate borrower complaints, complex loan scenarios, compliance concerns, and system issues through established channels.
• Complete required training, attend team meetings and product updates, and collaborate across the organization.
• Perform other assigned duties and responsibilities.
Requirements
MANDATORY QUALIFICATIONS
• High school diploma or GED. REQUIRED
• Active NMLS license. REQUIRED
• Minimum two years of inside-sales experience, including experience in mortgage originations. REQUIRED
• Consumer-direct mortgage experience. REQUIRED
• Experience working within a call-center operating model. REQUIRED
• Minimum monthly production of $1 million. REQUIRED
• Demonstrated success meeting production and lead-conversion goals while maintaining loan quality. REQUIRED
ADDITIONAL JOB DESCRIPTION QUALIFICATIONS
• Ability to multitask, self-manage, and self-motivate to drive new business.
• Experience working with loan origination systems (LOS).
• Skills and experience with Microsoft Word, Excel, and Outlook.
• Strong verbal and written communication, interpersonal, analytical, and decision-making skills.
• Time management, task prioritization, attention to detail, and organizational skills.
• Ability to adapt to changing priorities and work collaboratively.
PREFERRED QUALIFICATIONS
• Bachelor's degree in Business or Finance.
• Multiple state NMLS licenses.
• Residential loan origination experience.
• Experience with Encompass loan origination software.
