Position:- Leasing Manager- Summer Street Apartments
Reports to: Director of Housing Assets
Crossroads Rhode Island is seeking an experienced Leasing Manager to oversee the full leasing and occupancy process for Summer Street Apartments, our 176-unit Permanent Supportive Housing community serving adults who have experienced homelessness.
The Leasing Manager will independently manage the leasing process from application and eligibility through move-in, certification, ongoing recertification, and move-out, while coordinating closely with residents, property management, supportive services, Finance, Compliance, public housing agencies, subsidy providers, and other partners.
Duties and Responsibilities:
- Manage the full leasing workflow, including applications, eligibility, certifications, recertifications, vacancies, move-ins, move-outs, and re-occupancy.
- Interview prospective residents, process applications, communicate requirements, and provide guidance throughout the leasing process.
- Show vacant apartments and coordinate the process from unit availability through approval and move-in.
- Conduct re-examinations, recertifications, inspections, move-in orientations, and move-in and move-out inspections.
- Prepare leases, certifications, addenda, notices, security deposit documentation, and other required leasing materials.
- Calculate and review rent and income using RealPage and other applicable systems, identifying and resolving discrepancies.
- Maintain complete and accurate resident files, leasing records, certifications, and property management system information.
- Apply HUD, LIHTC, public housing agency, and other affordable housing requirements to leasing and occupancy activities.
- Coordinate with Compliance and other departments for audits, monitoring reviews, inspections, and regulatory requirements.
- Coordinate monthly subsidy and rental assistance billing, working closely with Finance, public housing agencies, funders, and other partners to resolve discrepancies and outstanding payments.
- Respond to resident questions and concerns related to leasing, occupancy, rent, and documentation.
- Serve as a key liaison with public housing agencies, subsidy providers, funders, and other external partners.
- Identify opportunities to improve leasing procedures, quality assurance, vacancy management, billing, and overall workflow.
- Other duties as assigned
Requirements
Education and Experience:
- Associate degree in business administration, property management, housing, or a related field, or an equivalent combination of education and experience.
- Three to five years of experience in affordable housing, property management, leasing, housing administration, or a related field.
- Experience working with diverse populations, including individuals and families who may have experienced homelessness, trauma, poverty, or other barriers to housing.
- LIHTC certification required or ability to obtain within six months.
- Experience with subsidy programs, public housing agencies, housing compliance, and/or multiple funding sources preferred.
Knowledge, Skills, and Abilities:
- Strong understanding of affordable housing leasing, eligibility, certification, recertification, rent calculation, occupancy, and file documentation.
- Strong attention to detail and ability to identify discrepancies in tenant records, rent calculations, subsidy information, and billing.
- Excellent organizational, communication, problem-solving, and follow-through skills.
- Ability to manage multiple priorities and deadlines with a high degree of accuracy and minimal supervision.
- Ability to communicate effectively and respectfully with residents, applicants, coworkers, public agencies, funders, and regulatory representatives.
- Proficiency with Microsoft Office and property management software; RealPage experience preferred.
