Job Summary
The Mortgage Operations Specialist supports the Bank's residential mortgage lending activities by performing a wide range of operational, administrative, and compliance-related functions throughout the mortgage loan lifecycle. Responsibilities include underwriting support, loan processing, construction loan administration, documentation preparation, quality control review, and post-closing activities.
As a cross trained member of the Mortgage Operations team, this position serves as a key resource to lenders and operations staff, helping ensure efficient workflow, regulatory compliance, and an exceptional customer experience.

Mortgage Operations Support
- Assist with in-house mortgage underwriting activities, including pre-approval and post-closing reviews.
- Support the processing and administration of residential mortgage loans from application through funding.
- Prepare, review, and maintain loan documentation utilizing applicable loan origination and servicing systems.
- Assist with ordering, tracking, and coordinating appraisals, title work, flood determinations, verifications of employment, and other required documentation.
- Monitor loan pipeline and provide status updates to lenders and management.
- Process mortgage loan funding transactions and ensure timely and accurate disbursement of funds following closing.
Construction Lending Administration
- Support the administration of residential construction loans, including maintenance of construction loan reports and tracking systems.
- Process construction draw requests and contractor invoices in accordance with Bank procedures.
Compliance and Quality Assurance
- Conduct file audits and quality control reviews to ensure accuracy, completeness, and compliance with Bank policies, investor guidelines, and regulatory requirements.
- Complete adverse action processes, including preparation of notices, supporting documentation, and maintenance of compliance logs.
- Maintain accurate records, reports, and documentation to support operational effectiveness and regulatory compliance.
Team and Customer Support
- Provide timely support to lenders, operations staff, customers, and third-party vendors throughout the mortgage lending process.
- Collaborate across lending and operations functions to ensure efficient workflow and exceptional customer service.
- Participate in ongoing training and professional development to remain current on industry trends, regulations, and best practices.
- Perform other duties and special projects as assigned.
Competencies
- Working knowledge of residential mortgage lending and construction lending processes.
- Understanding of mortgage documentation, underwriting support, closing procedures, and post-closing requirements.
- Knowledge of applicable banking regulations and compliance requirements.

Working Conditions

Requirements
Qualifications
Required
- Associate degree or equivalent combination of education and related work experience.
- Minimum of three (3) years of experience in mortgage lending, loan operations, loan processing, underwriting support, or a related banking function.
- Ability to work independently with minimal supervision.
- Working knowledge of banking products, lending policies, procedures, and regulatory requirements.
Preferred
- Experience supporting residential mortgage and construction lending operations.
- Familiarity with Freddie Mac guidelines and mortgage investor requirements.
- Experience with mortgage loan origination and servicing software platforms.
