Job Profile Summary
The Manager, Real Estate – International is responsible for leading real estate initiatives across the business in their assigned market(s). The role oversees a team of Real Estate Specialists, analysts, coordinators, contractors, and land agents to secure, optimize, renew, extend, acquire, and manage real estate assets that support business objectives.
The incumbent develops and maintains strategic relationships with landlords, property owners, local communities, vendors, contractors, and internal stakeholders while providing leadership in project execution, transaction management, lease administration, stakeholder engagement, financial analysis, and operational performance.
The role works closely with Operations, Finance, Legal, Information Technology, and International Management teams to ensure successful delivery of Real Estate programs and property-related projects while maintaining compliance with company policies and investment objectives.

What You Will Do – Primary Responsibilities
Real Estate & Transaction Management
Lead initiatives to secure and optimize company-owned and leased real estate assets through lease extensions, buyouts, renewals, acquisitions, abatements, decommissioning, and other strategic transactions.
Review, evaluate, and approve real estate transactions within approved investment parameters and provide recommendations for transactions requiring additional financial analysis or executive approval.
Review transaction structures and financial models to ensure accuracy and alignment with business goals and market conditions.
Manage challenging negotiations and support teams in achieving optimal commercial outcomes with landlords and property owners
Stakeholder, Community & Relationship Management
Develop and maintain strong relationships with property owners, landlords, local communities, land agents, contractors, vendors, and internal stakeholders.
Lead community engagement and community sensitization activities to support successful project implementation and stakeholder acceptance.
Ensure regular engagement with ground owners and stakeholders through established relationship management and CRM processes.
Provide advice and market intelligence relating to real estate trends, landlord matters, acquisition opportunities, and strategic risks
Team Leadership & People Management
Lead, develop, mentor, and manage Real Estate team members including, Property Management personnel, Specialists, Analysts, Coordinators, Contractors, and Land Agents.
Establish performance objectives and monitor departmental productivity, effectiveness, and achievement of business goals.
Support recruitment, onboarding, training, succession planning, and career development initiatives.
Plan and allocate resources to ensure optimal workload distribution and effective achievement of department objectives.
Financial & Operational Management
Review financial analyses and business cases supporting real estate transactions and investment decisions.
Manage contractor, vendor, and independent contractor agreements and performance.
Support departmental budgeting, incentive programs, bonus administration, and operational reporting requirements.
Coordinate approvals with management teams for transactions exceeding delegated authority levels.
Reporting, Systems & Data Governance
Ensure complete, accurate, and up-to-date management of lease, landlord, project, property, and transaction information in company systems and CRM platforms.
Produce management reports relating to project status, lease activities, transaction performance, stakeholder issues, and departmental performance metrics.
Partner with IT and business teams to improve systems, reporting capabilities, automation, and operational processes.
Develop and implement processes that improve operational efficiency, service delivery, governance, and organizational performance
Other Responsibilities
Undertake special projects and additional responsibilities as assigned by management.
Market Specific Responsibilities
Tanzania – Landlord Services
Manage landlord complaints, disputes, and conflict resolution activities while maintaining positive business relationships.
Work with other departments when necessary to prioritize and solve outstanding landlord issues causing operational hinderances.
Responsible for design, implementation, and evaluation of best practices business processes and reporting for landlord services.
Review open and closed requests, assign tasks, and provide support to team members in resolving outstanding matters.
Honduras – Site Acquisition
Lead site acquisition and land lease activities, including identification, evaluation, acquisition, negotiation, renewal, extension, enforcement, and administration of lease agreements.
Establish and manage formal project execution processes for BTS and other real estate build projects.
Serve as point of contact for external parties and manage third-party companies responsible for site acquisition functions.
Monitor project progress, milestones, deliverables, and timelines to ensure successful and timely project completion.
Coordinate with Legal, Capital Projects, Finance, and Operations to provide accurate reporting to both internal and external clients relative to customer commitments.
What You’ll Need – Qualifications & Requirements
Bachelor’s Degree in Law, Land Management, Development and Planning, or Estate Management is an advantage; and of experience in telecommunications, site acquisition, and property management. Experience in land lease negotiation, landlord engagement, and project coordination will be a distinct advantage.
Demonstrated knowledge and intermediate proficiency working with Microsoft Office Suite software including Microsoft Word, Microsoft Excel, Microsoft PowerPoint and Microsoft Outlook.
Domestic Travel 30% of the time travel within Tanzania may be required in support of the position’s responsibilities.
Valid Government Issued Driver's License
