Description
Kizer Energy is seeking an experienced Building Commissioning SME to support its client on a project (PowerCo and DataCo scopes) in Texas. This role is responsible for leading the completions and commissioning of the building services, security, life safety, and building-side electrical/mechanical systems supporting the hyperscale data center campus.
The Building Commissioning SME will lead and manage all commissioning activities for the building's security, life safety, telecommunications, building HVAC (DOAS), pressurization, and MV/MCC electrical systems, ensuring each system is installed, tested, commissioned, and turned over safely and in full compliance with engineering specifications, applicable codes, and the owner's operational readiness criteria — through Mechanical Completion (MC), Pre-Functional Testing (PFT), Commissioning, Ready for Startup (RFSU), Substantial Completion (SC), and Facility Custody Transfer to Operations (FO) while maintaining compliance with project specifications, OEM requirements, safety standards, and schedule objectives.
Key Responsibilities and Duties
- Lead commissioning of access control, facial recognition, thermal/security cameras, and system integration; coordinate functional and integration testing with vendors/integrators.
- Oversee DOAS commissioning, including airflow, temperature/humidity control, sequencing, and fire/life-safety interlocks; coordinate start-up and functional testing.
- Oversee installation and commissioning of data, voice, and telecom infrastructure; validate connectivity, redundancy, and required network/system interfaces.
- Lead commissioning of exchanger systems supporting positive building pressurization; validate setpoints, control sequences, and interfaces with DOAS and fire/smoke systems.
- Oversee fire and gas detection systems, including sensors, panels, alarms, and notification devices; validate alarms, interlocks, code compliance, and AHJ testing.
- Lead commissioning of MV distribution and MCC systems supporting building loads; coordinate relay/protection testing, energization, and interfaces with the MV/HV CSU Lead.
- Coordinate completions and turnover readiness for offices, restrooms, and convenience areas; support walkdowns and punch-list closure prior to occupancy.
- Coordinate with Mechanical, MV/HV Electrical, I&C/Automation, and Completions teams; manage interfaces among the owner, contractors, vendors, and commissioning team.
- Maintain commissioning procedures, check sheets, punch lists, and L2–L5 turnover packages; coordinate QA/QC nonconformance closure and ensure audit-ready documentation.
- Report commissioning progress and track MC, PFT, completion, and punch-list metrics; identify and escalate schedule risks impacting building systems turnover.
Job Requirements
Qualifications and Experience
- Bachelor's degree in Electrical Engineering, Mechanical Engineering, Fire Protection Engineering, Construction Management, or related field preferred.
- Equivalent combination of technical training and relevant industry experience will be considered.
- 8–12+ years of experience commissioning building services systems on mission-critical, industrial, or data center projects.
- Direct experience commissioning security/access control, fire & gas detection, building HVAC (DOAS), telecommunications, and MV/MCC electrical systems.
- Proven experience coordinating multi-discipline building systems turnover on large capital projects.
Certifications and Training
- OSHA 10 or OSHA 30 certification required for site access.
- NFPA 72/fire alarm certification, NICET, or equivalent life-safety credentials preferred.
- Security systems (access control/CCTV) vendor certifications beneficial.
- NETA or electrical testing certifications a plus for MV/MCC scope.
- Additional client-specific HSE onboarding may be required.
Technical Skills
- Ability to read and interpret security system diagrams, fire alarm riser/point-to-point diagrams, mechanical/controls drawings, and single-line electrical diagrams.
- Working knowledge of NFPA (72, 90A, 92), IBC life-safety, and building code requirements.
- Familiarity with building management systems (BMS) and integration of security, fire, and HVAC controls.
- Skilled in functional testing, troubleshooting, and root-cause/corrective action processes across building systems.
Terms and Conditions
- Project Duration: Long-term assignment anticipated to last 2+ years, with project activities extending through approximately 2029.
- Start Date: September 1, 2026
- Work Schedule: Expected commitment of approximately 50-60 hours per week, depending on project demands and critical milestones.
