Overview
AtkinsRéalis is seeking a highly experienced Senior Quantity Surveyor to support the delivery of major high-rise residential, commercial, hospitality, mixed-use, and building development projects in Madinah, Kingdom of Saudi Arabia. The role will be responsible for leading quantity surveying, cost management, contract administration, commercial reporting, and change management activities throughout the project lifecycle.
The successful candidate will provide commercial leadership, ensure effective cost control, manage variations and claims, and support project teams in achieving successful project delivery while maintaining contractual compliance and commercial governance.
Your role
- Lead all quantity surveying activities for assigned high-rise and building construction projects.
- Prepare, review, and validate Bills of Quantities (BOQs), quantity take-offs, schedules of rates, and cost estimates.
- Monitor project costs, commitments, and expenditure against approved budgets.
- Conduct detailed measurements and valuation of construction works in accordance with contract requirements.
- Review and certify contractor payment applications and progress valuations.
- Prepare monthly cost reports, budget updates, cost forecasts, and cash flow projections.
- Assist in value engineering exercises and cost optimization initiatives.
- Administer project contracts and ensure compliance with contractual obligations and procedures.
- Interpret contract provisions and provide commercial advice to project teams.
- Review contractor notices, commercial correspondence, and contractual submissions.
- Maintain proper records of contractual events, instructions, variations, and claims.
- Support procurement and tender evaluation processes where required.
- Lead the assessment and negotiation of variations, change orders, and commercial adjustments.
- Prepare and review cost impact assessments resulting from design changes and scope modifications.
- Evaluate contractor claims and provide recommendations in accordance with contract provisions.
- Support Extension of Time (EOT) assessments in coordination with planning and project controls teams.
- Maintain comprehensive variation and claims registers.
- Assist in dispute avoidance and commercial resolution strategies.
- Develop detailed commercial reports for project management and client review.
- Monitor project financial performance and identify potential cost overruns and commercial risks.
- Conduct commercial risk assessments and recommend mitigation measures.
- Track project KPIs related to cost, change management, budget performance, and contractual compliance.
- Support project audits and commercial reviews.
- Coordinate with clients, consultants, contractors, project managers, and multidisciplinary engineering teams.
- Participate in commercial meetings, progress reviews, and project workshops.
- Support project leadership in commercial decision-making and negotiations.
- Develop and maintain effective relationships with key project stakeholders.
About you
- Bachelor's Degree in Quantity Surveying, Civil Engineering, Construction Management, or a related discipline.
- Master's Degree in Quantity Surveying, Commercial Management, Construction Law, or Project Management is preferred.
- MRICS (Member of the Royal Institution of Chartered Surveyors) is highly desirable.
- Professional certifications in Quantity Surveying, Cost Management, or Commercial Management are advantageous.
- Membership in recognized professional institutions is preferred.
- 15 to 20 years of professional Quantity Surveying and Commercial Management experience.
- Minimum 10 years of experience on major high-rise and building construction projects.
- Experience with consultant, PMC, client, or leading contractor organizations.
- Proven experience throughout the full project lifecycle from pre-contract to final account settlement.
- Previous experience in Saudi Arabia or GCC countries is highly preferred.
