Position Summary

Grounded in our Purpose, to Serve from the Heart, the Crystal Peak Lodge Property Manager is responsible for bringing our purpose to life through the execution and delivery of the CoralTree brand values and brand experiences across all stakeholders: team members, guests, owners, and the Breckenridge community. The Property Manager is the on-site leader of this 45-unit ski-in/ski-out residential property at the base of Peak 7, accountable to the HOA Board for day-to-day operations, financial performance, owner relations, guest experience, and the physical condition of the building. Crystal Peak Lodge is CoralTree's launch point in Breckenridge, so this position carries an expansion mandate beyond the four walls of the building. This is a dynamic, forward-thinking role that thrives in both strategic planning and hands-on execution, balancing operational expertise, financial acumen, and a deep appreciation for the unique rhythm and expectations of a high-end mountain resort environment.

Relationships

To supervise, assist, direct and inspire the property team to maintain and ensure a high level of service and profitability. To coordinate and communicate regularly with the Area Managing Director, along with regional team members, other senior company executives, and the appointed representatives of the HOA Board of Directors. The Property Manager will have a tremendous amount of contact working with guests, owners, Board of Directors, team members, and various individuals and groups throughout the Breckenridge community.

Desired Attributes

The Property Manager must possess exceptional leadership skills in residential resort operations, guest service, and team member relations. He or she must be resourceful, highly self-motivated, possess a strong work ethic and sense of urgency, exceptional written and verbal communication skills, and be able to guide and direct work teams, individuals, and operating departments to achieve financial objectives. The Property Manager must possess a track record of providing exceptional guest and owner service balanced with operational efficiency, and an entrepreneurial spirit suited to building CoralTree's presence in a new market.

Responsibilities

Essential Duties and Responsibilities

  • Achieve property financial and business plan goals and expectations as established in the annual business plan and organize and implement strategic and tactical plans to facilitate this aim.
  • Be fully responsible for the operating success of the 45-unit property including front desk, housekeeping, maintenance, owner relations, and vendor management.
  • Serve as primary point of contact for the HOA Board, including monthly financial reporting, annual budget preparation, capital planning, and scheduling regular Board of Directors meetings and an annual Association meeting.
  • Own the HOA annual budget and reforecast process, working with CoralTree's Area Director of Finance to deliver monthly financial packages within 20 days of period close per the management agreement.
  • Drive owner acquisition into the CoralTree Rental Program, with a 10-unit minimum at commencement and a growth target of 20-plus units. Owner acquisition is incentivized through the bonus and incentive plan.
  • Manage and grow the rental program, ensuring efficient operations, strong financial performance, and an exceptional experience for both owners and guests.
  • Deliver the CoralTree guest journey and SPROUT service standards consistently across every check-in, stay, and departure.
  • Build and maintain strong owner relationships through proactive communication, owner newsletters, and personalized engagement.
  • Ensure that the selection, training, and ongoing direction for property team members maintains a high level of job satisfaction, morale, and teamwork across departments.
  • Recruit, train, develop, and retain a high-performing team in a tight Breckenridge labor market, leveraging CoralTree People Services support.
  • Represent Crystal Peak Lodge and CoralTree in the broader Breckenridge community, including GoBreck, the local lodging association, and chamber events, to support brand growth in the market.
  • Have familiarity with construction processes, timelines, and terminology, with the ability to effectively collaborate with contractors and project managers during asset renovation and capital projects.
  • Responsibility for short and long range strategic capital project planning and project management with the Board of Directors and CoralTree Hospitality.
  • Leverage technology and AI tools to drive productivity, reporting quality, owner communication, and team efficiency.
  • Ensure compliance with the condominium governing documents, Colorado CCIOA requirements, and all applicable local, state, and federal laws.

Qualifications

Job Qualifications

  • Four-year college degree is preferred.
  • Five or more years of leadership experience in residential resort, condominium-hotel, or boutique hotel operations.
  • Previous experience within an independent group and leisure property environment and association management experience is preferred.
  • Demonstrated success managing HOA relationships and board dynamics. Colorado CCIOA knowledge a plus.
  • Strong financial acumen including P&L ownership, budgeting, forecasting, and capital planning.
  • Proven track record building rental programs and growing homeowner participation in a vacation rental environment.
  • Entrepreneurial spirit. Comfortable being the first CoralTree leader in a new market, building something from the ground up, and chasing growth.
  • Excellent written and verbal communication. Comfortable presenting to a board and to homeowner groups.
  • Proficiency with hospitality technology including PMS, work order, and revenue tools. Familiarity with Track, Breezeway, and ProfitSword preferred.
  • Familiarity with Microsoft Copilot and other AI models preferred.

Financial Management Skills Required

  • Thoroughly understand income statements, balance sheets, cash flow, hospitality accounting, and internal control principles.
  • Strong cost management and operating margin skills.
  • The ability to develop and deliver monthly and quarterly forecasts and annual operating budgets on a consistent basis.
  • Able to develop annual business plans and budgets and then effectively monitor performance against plan.

 

 

Compensation & Benefits

 

Salary Range: $90,000-$100,000/annually, plus 10% potential annual incentive and commission program, based on experience.
