Description
1. Asset Planning & Strategy
a)Develop and implement asset management plans and lifecycle strategies.
b)Monitor asset performance and recommend improvement initiatives.
c)Support budgeting and forecasting for asset replacement and upgrades.
d)Coordinate development of comprehensive master plans ensuring policy alignment.
2. Maintenance & Reliability
a)Coordinate preventive and corrective maintenance programs.
b)Conduct root cause analysis (RCA) for asset failures.
c)Ensure minimal downtime and improve asset availability.
d)Review and inspect works for quality, accuracy, and completeness.
3.Asset Register & Documentation
a)Maintain accurate asset inventory and documentation.
b)Update asset information in CMMS / asset management systems.
c)Prepare technical reports, performance dashboards, and audit documentation.
d)Implement applicable processes, programs, and compliance documentation.
4.Compliance & Risk Management
a)Ensure compliance with DOSH, local authorities, federal/state regulations, and agency standards.
b)Conduct risk assessments and inspections.
c)Support audits and certification processes.
d)Review development plans for compliance with engineering standards and good practices.

5.Project & Improvement Works
a)Manage asset refurbishment, upgrading, and replacement projects.
b)Obtain, evaluate, and structure project quotations/bids.
c)Recommend award decisions based on specification compliance.
d)Manage project budgets, schedules, and implementation.
e)Act as liaison between clients, contractors, suppliers, and authorities.
f)Attend meetings with building owners/clients and relevant stakeholders.
6.Financial & Cost Control
a)Monitor asset operating costs and maintenance expenses.
b)Prepare CAPEX and OPEX justifications.
c)Recommend cost optimization strategies.
d)Manage project budgets effectively.
7.General Responsibilities
a)Conduct site surveys and gather field data.
c)Participate in planning, coordination, construction, and maintenance of facilities.
d)Monitor operations and recommend improvements for efficiency and effectiveness.
e)Review proposed changes to engineering standards, policies, and procedures.
f)Perform other duties as assigned by Management.
