Position Overview:

 

We are seeking an experienced Property Manager to oversee the day-to-day operations of a premium mixed-use compound in Riyadh. The successful candidate will be responsible for delivering exceptional resident service, maximizing occupancy and revenue, managing stakeholder relationships, and ensuring full regulatory compliance across all property management functions.

 

Key Responsibilities:

                                          

Leasing & Tenancy Management

 

  • Develop and execute annual leasing and pricing strategies to achieve occupancy targets
  • Manage the full tenant lifecycle including move-ins, move-outs, renewals and lease negotiations
  • Oversee Ejar and Shomoos registration, renewals and compliance with RERA guidelines
  • Maintain professionally staged show units ensuring viewing readiness at all times
  • Conduct property viewings and follow up with prospective tenants within agreed timelines
  • Develop and execute corporate and diplomatic leasing outreach programs
  • Prepare annual rent benchmarking reports aligned with market comparables
  • Handle all tenant communications professionally
  • Manage retail and commercial tenant relationships including fit-out approvals and lease compliance
  • Coordinate tenant onboarding programs including welcome kits and compound orientation

 

Financial & Revenue Management

 

  • Oversee monthly rent billing, collection and reconciliation processes
  • Implement robust arrears control procedures and achieve collection targets
  • Manage tenant deposit accounts in accordance with regulatory requirements
  • Coordinate utility meter readings and process resident rebilling for consumption overages
  • Support preparation of annual budgets and monitor variance against approved spend
  • Ensure full ZATCA compliance including VAT, e-invoicing, withholding tax and Zakat
  • Maintain open-book financial records and support Owner audit requirements
  • Prepare monthly management accounts including income statements and receivables aging
  • Monitor and minimize bad debt write-offs to remain within approved thresholds
  • Identify and maximize non-residential revenue streams and additional service income

 

Operations & Vendor Coordination

 

  • Act as single point of contact between Owner and facility management contractor
  • Review and approve planned preventive maintenance schedules submitted by FM contractor
  • Sign off work permits for hard and soft services including hot work and after-hours access
  • Coordinate weekly operational meetings and monthly performance reviews with FM contractor
  • Manage resident access coordination for FM works
  • Own all resident-facing communications related to FM activities (outages, maintenance, closures)
  • Conduct quarterly joint inspections of common areas, plant rooms and amenities
  • Manage vacant unit inspections and coordinate MEP minimum-run schedules
  • Oversee parking management including allocation, enforcement and visitor permits
  • Ensure service request integration between property management and CAFM systems

 

 

Customer Service & Community Management

 

  • Manage helpdesk operations and ticketing system with defined response times
  • Handle complaints efficiently
  • Support the events team with executing community events calendar
  • Deliver consistently high resident satisfaction scores
  • Implement and manage resident experience mobile app with real-time service request capability
  • Develop and execute resident retention and engagement programs
  • Conduct tenant satisfaction surveys and implement improvement action plans
  • Manage visitor management systems and access control protocols
  • Oversee resident services including mail/parcel handling, lost and found, and pet registration

 

Compliance & Reporting

 

  • Ensure full compliance with KSA regulations including MoMRA, ZATCA, Civil Defense and SDAIA
  • Maintain comprehensive incident register and coordinate insurance claims handling
  • Prepare and submit monthly reports including KPI performance, risk assessment and improvement recommendations
  • Support preparation of annual reports and business plans
  • Maintain visitor and contractor access logs per Civil Defense requirements
  • Ensure PDPL compliance including data subject access requests and breach notification protocols
  • Manage Business Continuity Plan and conduct annual testing exercises
  • Maintain all lease trackers, arrears reports and maintenance documentation
  • Provide real-time Owner dashboard access to all operational and financial data

 

The candidate will perform all functions and responsibilities which may not be expressly mentioned in the Clients contract, but that are necessary for the proper performance of services and the conducting of activities for the effective and efficient management of the property in accordance with good industry protocols and any applicable best international standards and codes of practice.

 

 Required Qualifications & Experience

 

  • Minimum 5 years property management experience in KSA
  • Experience managing mixed-use developments (compound experience strongly preferred)
  • Proven track record in leasing, rent collection and tenant retention
  • Strong understanding of KSA tenancy regulations and REGA guidelines
  • Fluency in English (Arabic proficiency is an advantage)
  • Proficient in property management systems and MS Office
  • Excellent communication, organizational and problem-solving skills
  • Bachelor's degree in Business Administration, Real Estate Management or related field
