Job Description
Overview:
The Area Sales Manager (Austin/ Dallas) is responsible for training and supporting the onsite sales team. This position will work closely with sales/marketing, construction, and sales leadership to coordinate and carry out tasks and responsibilities. The Area manager is expected to have an experience and knowledge level of our sales systems and processes, so they can establish or update processes for more efficiency. They are expected to manage tasks from start to finish.
The position requires a highly organized person that can take on multiple tasks and / or projects at a time and has a strong sense for decision making and the ability to lead. This position will serve as direct manager to all on-site sales team members that are in the assistant or training role. The Area Sales Manager will be expected to take on special projects as they arise and are assigned by the VP of Sales and Marketing.
Key Responsibilities:
Establishing and maintain a process for new hires related to initial onboarding as well as a training schedule for each onsite sales position.
Create and maintain and ongoing training and refresher schedule for existing team members.
Maintain library of training materials and trainer videos.
Serve as the primary point of contact and subject matter expert for the sales team, providing guidance and troubleshooting for sales-related questions and system issues, while supporting the effective use of NSS/NSE, Salesforce, and other sales platforms through ongoing training, process improvements, and participation in corporate user groups and meetings.
Provide administrative and event coordination support to the VP of Sales & Marketing by organizing meetings, managing logistics, coordinating team-building events, and communicating key information to the sales team.
Ensure each sales meeting is recorded and follow up with a short recap along with any documents or assignments for the week. This should be sent out the same day as the meeting unless it is an evening meeting (in this case the, the recap can be sent the following morning).
Attend and help manage all onsite events, ensure the sales team understands their role and is performing as intended.
Coordinate and attend all trade shows (with help and direction from marketing).
Give monthly CX updates in sales meeting.
Review and approve all sales commission regularly. Communicate any updates and act as liaison between sales and accounting department.
Keep regular track of loan statuses and contingencies. Work closely with the sales team to ensure they have provided weekly updates. Provide loan training and contingency tracking updates weekly. Take an active role in assisting sales team to rectify loan and contingency issues.
Provide overrides on the weekend and as needed during the week.
Manage and maintain sales office coverage calendar to ensure all offices are staffed and open as intended.
Coordinate coverage for sales offices as needed.
Hire temps as needed and provide coverage personally as needed.
Ensure sales vacation calendar is kept up to date, and all necessary parties are informed of absences.
Visit sites and sales offices regularly. Provide a monthly schedule of visits.
Perform audits of sales offices/communities during visits and communicate needs back to office team and other departments.
Act as sales department representative for CREW. Share information with Sales and marketing team related to CX initiatives. Ensure our departments is participating appropriately.
Review surveys weekly and follow up with sales (and other departments as needed) to address concerns, ensure comments are added, and we have a plan for improvement.
Give monthly updates to sales management on how we are doing with regional KPIs, how our individual team members and projects are performing and any items that need highlighted or addressed.
Process and track CX quarterly bonuses for the sales team.
Review live comments on website/online sites and coordinate with marketing on response plan.
What You'll Bring:
High School Diploma required; College degree preferred.
Minimum 3 years’ experience selling new homes.
Extensive knowledge of home building industry, sales, construction and closing process.
Demonstrate strong organizational and auditing skills to effectively manage multiple priorities, maintain accuracy, and ensure timely completion of assignments.
Ability to multi-task and monitor deadlines.
Willingness to handle additional duties, as assigned.
Proficient in Microsoft Office and CRM sales programs (i.e. SalesForce).
