Position Overview
We are seeking a Senior Project Lead to drive our corporate interiors portfolio across Gujarat. This strategic leadership role requires an accomplished professional who can manage high-value projects, mentor project teams, build client relationships, and contribute to business growth. The ideal candidate combines deep technical expertise with strong commercial acumen and leadership capabilities.
Key Responsibilities
Strategic Project Leadership
You will lead and oversee multiple high-value corporate interior projects simultaneously, ranging from ₹5 crores to ₹50+ crores in value. Developing comprehensive project strategies aligned with client business objectives and organizational goals is central to this role. You will establish project governance frameworks, control mechanisms, and quality standards while ensuring seamless integration of design, execution, and handover phases. Making critical decisions on project direction, resource allocation, and risk mitigation strategies will be fundamental responsibilities.
Client Relationship Management
Serving as the senior relationship owner for key accounts, you will build and maintain C-suite level relationships with corporate clients including multinational corporations, technology companies, financial institutions, and large domestic enterprises. Understanding client business drivers, workplace strategies, and organizational culture to deliver tailored solutions is essential. You will lead client presentations, strategic planning sessions, and executive steering committee meetings. Identifying opportunities for account expansion, repeat business, and referrals while ensuring exceptional client satisfaction and loyalty will drive business growth.
Program & Portfolio Management
Managing corporate interior programs involving multiple locations, phased implementations, or integrated workplace transformations is expected. You will develop master program schedules, resource plans, and integrated budgets across project portfolios. Coordinating dependencies between concurrent projects and optimizing resource utilization across the team will be critical. Establishing standardization frameworks for clients with multi-city requirements while maintaining consistency in quality and delivery approach is necessary.
Financial & Commercial Excellence
You will be accountable for P&L management of assigned projects, ensuring profitability targets are achieved. Preparing detailed cost estimates, budgets, and financial forecasts for complex interior fitouts is required. Negotiating commercial terms with contractors, vendors, and consultants to optimize project economics while maintaining quality standards is essential. Managing contract administration including variations, claims, and commercial settlements is fundamental. Conducting value engineering exercises and identifying cost optimization opportunities without compromising design intent or quality will support project success.
Design Coordination & Technical Excellence
Collaborating with architects, interior designers, and consultants to translate design concepts into executable construction documentation is necessary. Ensuring design compliance with building codes, safety regulations, accessibility standards, and sustainability requirements is mandatory. Coordinating MEP systems integration, IT infrastructure, security systems, and audiovisual technology within interior spaces requires technical oversight. Reviewing and approving material selections, finishes, furniture systems, and specialty installations while balancing aesthetics, functionality, durability, and budget constraints is expected.
Quality Assurance & Delivery
Establishing and enforcing rigorous quality standards across all project phases from design review through final handover is paramount. Conducting design reviews, site inspections, material approvals, and installation quality audits systematically is required. Managing testing and commissioning of MEP systems, IT infrastructure, and integrated building systems is necessary. Overseeing punch list management, defect rectification, and warranty administration to ensure flawless client handovers is essential.
Team Leadership & Development
Leading, mentoring, and developing a team of Project Managers, Assistant Project Managers, and Coordinators is a core responsibility. Providing technical guidance, coaching on client management, and supporting professional growth of team members will build organizational capability. Conducting performance reviews, setting development goals, and creating succession plans for critical roles is expected. Fostering a collaborative, high-performance culture focused on excellence, innovation, and client success is fundamental.
Risk & Issue Management
Proactively identifying project risks related to design, construction, schedule, budget, or stakeholder management is critical. Developing comprehensive risk mitigation plans and contingency strategies with quantified impact assessments is required. Managing critical issues through rapid problem-solving, stakeholder coordination, and effective decision-making is necessary. Escalating major risks or issues to senior management with recommended action plans when appropriate ensures proper governance.
Business Development Support
Supporting proposal development and client pitches for new corporate interior opportunities across Gujarat is expected. Providing technical inputs, methodology frameworks, and project approach strategies for competitive bids will contribute to win rates. Participating in client meetings, site visits, and presentations during business development cycles demonstrates thought leadership. Representing JLL at industry forums, client events, and networking opportunities to build brand visibility and market presence supports business growth.
Innovation & Best Practices
Staying current with emerging trends in workplace design, flexible workspaces, activity-based working, and workplace technology is essential. Introducing innovative project delivery methods, digital tools, and process improvements to enhance efficiency and client value is valued. Sharing knowledge, lessons learned, and best practices across the PDS team to drive continuous improvement demonstrates leadership. Contributing to development of standard operating procedures, project templates, and knowledge management systems builds organizational capability.
Required Qualifications
Education & Experience
Bachelor's degree in Civil Engineering, Architecture, Interior Design, or Construction Management is required; Master's degree in Project Management, Construction Management, or MBA is preferred. A minimum of 12-16 years of progressive experience in project management with at least 8 years focused on corporate interiors, commercial fitouts, or office projects is essential. Demonstrated track record of successfully delivering 20+ corporate interior projects with values ranging from ₹5 crores to ₹50+ crores is mandatory. Minimum 4-5 years in leadership roles managing project teams and multiple concurrent projects is required. Experience working with Fortune 500 companies, multinational corporations, or large Indian conglomerates is highly valued.
Technical Competencies
Comprehensive knowledge of interior construction systems, materials, finishes, furniture systems, and specialty installations is required. Expert understanding of MEP systems coordination, raised flooring, modular partitions, suspended ceilings, and integrated technology solutions is necessary. Thorough knowledge of NBC, state building regulations, fire safety codes, accessibility standards, and sustainability frameworks (LEED, IGBC, WELL) is mandatory. Proficiency in project management software including Primavera P6 or MS Project for scheduling, along with advanced skills in MS Office Suite for reporting and presentations is expected. Familiarity with AutoCAD or Revit for reviewing drawings and BIM coordination is advantageous.
Commercial & Financial Skills
Strong commercial acumen with proven ability to manage project budgets ranging from ₹5 crores to ₹50+ crores successfully is essential. Experience in contract negotiation, procurement strategy, and vendor management is required. Understanding of construction contracts including FIDIC, JCT, or standard Indian contract formats is necessary. Ability to conduct value engineering, cost-benefit analysis, and financial scenario modeling is valued. Experience with budget forecasting, cash flow management, and financial reporting to clients and management is expected.
Leadership & Management Capabilities
Proven leadership experience managing teams of 5-15 professionals across multiple projects simultaneously is required. Strong mentoring and coaching abilities with track record of developing high-performing teams is essential. Strategic thinking capability with ability to balance operational excellence with business development objectives is necessary. Executive presence and ability to engage confidently with C-suite stakeholders and senior client representatives is fundamental. Change management skills to drive adoption of new processes, tools, or methodologies across teams is valued.
Communication & Interpersonal Skills
Exceptional communication and presentation skills in English and Hindi (Gujarati is highly advantageous) with ability to articulate complex technical concepts to non-technical audiences is required. Strong negotiation and conflict resolution capabilities to manage contractor disputes, client concerns, and stakeholder disagreements is essential. Relationship-building skills with ability to establish trust and credibility with diverse stakeholders including clients, consultants, contractors, and internal teams is necessary. Diplomatic approach to managing sensitive issues while maintaining professional relationships and project momentum is valued.
Preferred Qualifications
PMP (Project Management Professional) certification from PMI demonstrates project management excellence. LEED AP or IGBC AP certification indicates sustainability expertise relevant to corporate interiors. Experience with design-build, EPC, or integrated project delivery methods is valuable. Exposure to workplace strategy consulting, change management, or organizational development enhances strategic value. Knowledge of Agile project management or Lean Construction principles demonstrates innovation mindset. Prior experience with JLL or international project management consultancies provides cultural alignment.

Work Environment & Expectations
This role is based in Gujarat (Ahmedabad/Gandhinagar) with regular travel across Gujarat and occasional travel to other Indian cities as project demands require. Hybrid work arrangement with significant time spent at project sites for inspections, meetings, and stakeholder coordination. Client-facing role requiring flexibility to attend meetings, site visits, and presentations according to client schedules. Extended working hours during critical project phases, milestone deadlines, or client emergencies may be necessary. Professional office environment when not on site, with collaborative workspace and access to modern technology tools.
