We are looking for a skilled and hands-on HVAC Technician to join our technical team and ensure the efficient operation, maintenance and reliability of HVAC systems across client facilities.
The ideal candidate will have strong practical knowledge of air-conditioning and refrigeration systems, a safety-first approach and the ability to independently diagnose and resolve HVAC faults.
Key Responsibilities
HVAC Maintenance & Operations
- Carry out planned preventive maintenance (PPM) of HVAC and air-conditioning systems as per approved maintenance schedules.
- Perform corrective, reactive and breakdown maintenance and respond promptly to HVAC-related complaints and emergency calls.
- Inspect, operate and maintain AHUs, FCUs, FAHUs, split ACs, package units and VRF/VRV systems.
- Carry out routine inspection and maintenance of chillers and chilled-water systems, where applicable.
- Inspect HVAC equipment for abnormal noise, vibration, temperature, pressure, leakage and other signs of malfunction.
- Ensure HVAC equipment operates efficiently and within the required performance parameters.
Troubleshooting & Repairs
- Diagnose and rectify mechanical, electrical and refrigeration-related faults in HVAC systems.
- Troubleshoot compressors, motors, blowers, pumps, thermostats, capacitors, contactors, sensors and control components.
- Carry out refrigerant-related activities including leak detection, evacuation and refrigerant charging, where authorised and required.
- Perform testing and measurement using appropriate tools such as manifold gauges, multimeters, clamp meters, temperature/humidity meters and leak detectors.
- Replace defective components such as motors, compressors, capacitors, belts, bearings, filters and other HVAC parts as required.
- Identify recurring faults and escalate major technical issues to the Supervisor or FM Engineer.
BMS & Controls
- Monitor HVAC equipment through Building Management Systems (BMS) where applicable.
- Understand basic HVAC control systems, sensors, thermostats and electrical control panels.
- Read and interpret basic HVAC wiring diagrams, circuit diagrams, layouts and equipment manuals.
- Report abnormal readings, alarms and system conditions to the relevant Supervisor or Engineer.
Documentation & Reporting
- Complete maintenance work orders accurately and within the required timeframe.
- Maintain records of PPM, corrective maintenance, breakdowns, inspections and repairs.
- Record equipment readings, parts replaced, refrigerant usage and other relevant maintenance information.
- Report major faults, equipment conditions and additional repair requirements promptly.
- Ensure all maintenance activities are properly documented for client and internal records.
Health, Safety & Compliance
- Follow all BKA Facilities Management HSE policies, client requirements and site safety procedures.
- Use appropriate PPE and ensure safe working practices at all times.
- Follow safe procedures while working with electrical equipment, refrigerants, pressurised systems, rotating machinery and working at height.
- Maintain tools, equipment and work areas in a clean and safe condition.
- Immediately report unsafe conditions, incidents, hazards or equipment defects to the Supervisor.
- Carry out all work in accordance with applicable UAE requirements, site procedures and recognised HVAC industry practices. Dubai's building code specifically addresses HVAC performance, occupant comfort, energy use and maintainability.
Requirements
Education & Technical Qualification
- ITI / Diploma / Technical Certificate in HVAC, Refrigeration & Air Conditioning, Mechanical Engineering or a related discipline.
- Relevant technical certification in HVAC/R will be an advantage.
Experience
- 3+ years of hands-on HVAC experience, preferably within a Facilities Management, commercial, residential, hospitality or large-building environment.
- UAE/GCC experience will be preferred.
- Candidates with strong practical experience in HVAC maintenance and troubleshooting will be considered.
Current Dubai FM vacancies commonly ask for ITI/Diploma-level HVAC qualifications and relevant FM experience; some more specialised roles ask for significantly higher GCC experience, particularly where chiller maintenance is involved.
