What this opportunity involves:
This is a senior leadership role responsible for the day-to-day management of a diverse government portfolio across Greater Sydney's parklands, encompassing commercial, retail, and residential properties. You'll serve as the primary client liaison while leading a dedicated team of property and building management professionals. Your focus will be on delivering exceptional service that meets rigorous government compliance standards, driving financial performance, and building strong client relationships that position JLL as a trusted partner.

An overview of the role:
Lead and mentor a team of property and building management professionals, providing coaching, performance feedback, and professional development opportunities that build capability and independence
Serve as the primary point of contact for government clients, conducting regular site visits, strategic meetings, and proactive communication to maintain trusted relationships and high satisfaction scores
Oversee portfolio financial management including budget preparation, forecasting, outgoings reconciliations, and tenant debtor management while driving cost efficiencies and identifying revenue growth opportunities
Ensure full compliance with government regulations, lease administration requirements, and legislative obligations across commercial, retail, and residential asset classes
Manage critical operational matters across the portfolio, resolving complex issues and providing definitive technical guidance to team members on property management challenges
Champion the use of JLL systems including Evolution, Acumen, and CSC to drive operational excellence, accurate reporting, and performance measurement
Collaborate with internal JLL business lines to identify and deliver value-add opportunities, cross-selling services such as Energy & Sustainability, Projects, and Workplace Solutions
Conduct regular property inspections and quality assurance reviews to maintain service delivery standards and proactively identify risks or improvement opportunities
Contribute to the Property & Asset Management Leadership Team through strategic input, market insights, and aligned decision-making that supports broader business objectives

Proven experience managing mixed-use property portfolios, ideally within the government or public sector
Demonstrated success leading and developing high-performing property management teams
Strong technical knowledge of property management across commercial, retail, and residential asset classes
Comprehensive understanding of government compliance requirements, procurement processes, and service delivery expectations
Proven ability to manage complex budgets, drive financial performance, and identify cost efficiencies
Experience with lease administration, outgoings reconciliations, and tenant relationship management
Exceptional written and verbal communication skills with ability to engage confidently with senior government stakeholders
Strong organisational and time management capabilities with ability to prioritise competing demands across a diverse portfolio
Certificate IV in Property Services (Real Estate) or equivalent qualification
Tertiary qualification in Property, Business, or related field (preferred)
Experience working with JLL systems including Prism, Acumen, or CSC (preferred)
Established networks within the NSW government property sector or Greater Sydney parklands management community (preferred)
Track record of successfully retaining client accounts and growing service offerings through cross-selling and value-add initiatives (preferred)
Experience managing properties with unique operational requirements such as parklands, heritage assets, or mixed-use government facilities (preferred)
Knowledge of sustainability initiatives and energy management within government portfolios (preferred)
