Description
A premier hospitality ownership group based in Denver is seeking an experienced Senior Construction Project Manager to direct high-profile capital renovation projects across an expansive, nationwide hotel portfolio. This hands-on leadership opportunity is designed for an agile construction professional who excels in overseeing end-to-end renovation lifecycles, navigating brand-mandated Property Improvement Programs (PIPs), and collaborating directly with executive ownership, property-level teams, and general contractors.
Based in the Denver metropolitan area, this position offers an exceptional lifestyle balance in one of the country’s most dynamic markets, renowned for world-class outdoor recreation, vibrant cultural amenities, and 300 days of annual sunshine. Operating out of a collaborative, close-knit corporate team, the successful candidate will directly impact portfolio asset value across branded select-service and full-service properties while enjoying extensive professional visibility, competitive compensation, and strong organizational stability.
Position Responsibilities
- Direct and execute comprehensive hotel renovation projects and Property Improvement Programs (PIPs) from initial scope definition and budgeting through construction completion and final closeout.
- Maintain sole accountability for managing 2 to 4 major concurrent hotel renovation and remodel projects annually across select-service and full-service properties, with zero involvement in ground-up new builds.
- Review brand PIP inspection reports, align project scopes with major brand requirements (primarily Marriott and Hilton standards), and negotiate brand compliance parameters.
- Solicit, evaluate, and award competitive bids; select prospective general contractors and specialized vendors; and negotiate contract terms and pricing.
- Oversee FF&E (Furniture, Fixtures, and Equipment) packages in coordination with design consultants and procurement teams, managing delivery sequencing, on-site staging, installation logistics, and final cost reconciliations.
- Develop critical-path master schedules and establish work sequencing tailored to active hotel environments to minimize operational disruptions, guest impact, and revenue loss.
- Maintain rigorous budget controls, process contractor pay applications, review RFIs and change orders, manage contingency funds, and deliver detailed financial progress reports directly to ownership and asset management.
- Secure necessary municipal permits, plan approvals, and zoning variances while ensuring strict job site safety and OSHA compliance.
- Conduct comprehensive on-site inspections, administer punch list resolutions, oversee operational handover, and execute administrative project closeouts.
Position Requirements
- Bachelor’s degree in Construction Management, Civil Engineering, Architecture, Business Administration, or an equivalent technical discipline.
- 5 to 10 years of hands-on construction project management experience dedicated specifically to hospitality renovations, PIP executions, and interior hotel remodels.
- Demonstrated technical mastery of core hotel brand standards and renovation criteria, with deep expertise in Marriott and Hilton brand families.
- Proven ability to work directly in the field with general contractors, subcontractors, architects, and on-site hotel operational teams rather than solely managing through third-party project managers.
- Thorough knowledge of building systems, phased scheduling within operational hotels, FF&E procurement timelines, and local building code compliance.
- Proficiency with project management platforms, scheduling tools, and Microsoft Office Suite.
- Ability to travel approximately 25% to 30% nationwide to job sites, with roughly half of the asset portfolio located locally within Colorado.
Compensation Package Details
- Base Salary: $140,000 – $160,000 annually (commensurate with experience)
- Unlimited PTO
- Performance Bonus: Up to 20% annual bonus potential (paid annually)
- Relocation Assistance: Available for qualified non-local candidates up to $7,000
- Expense Allowances: $50 monthly gas allowance, full mileage reimbursement, and company-provided mobile phone reimbursement and laptop
- Travel Coverage: 100% employer-covered business travel expenses, including airfare, rental cars, accommodations, and per diem meal allowances
