GENERAL ACCOUNTABILITIES

1.Greets all patients, visitors, physicians, and other staff members in a courteous, respectful and professional manner at all time. Responds to all patients with empathy and positive interpersonal skills at all times.


2.Reports for scheduled shift on time and prepared to assume responsibilities.

  • Reports to work in proper uniform/attire.
  • Leaves for meal break on time and returns on time.
  • Varies work schedule to meet the needs of the department.
  • Ensures the department manager has approved all scheduled overtime.
  • Seek supervisor approval before working beyond scheduled hours that will result in overtime.
  • Schedules all time off with supervisor’s approval.
  • Strictly adheres to hospital attendance/tardiness policies 100% of the time.
  • Performs all duties as assigned.
  • Wears I.D. badge in a visible location at all times on hospital property.
  • Protects I.D. and access badge and reports any issues or loss immediately to supervisor or to the Human Resource Department.


3.Attends and participates in meetings and is responsible for information communicated at meetings and in email.

  • Attends all mandatory in service on a timely basis as scheduled.
  • Participates as an active team member at staff meetings.
  • Reads communications and acts upon in a positive and informative manner.


4.Identifies own educational needs and maintains appropriate skill level through educational opportunities.

  • Non-Clinical Personnel: Washes hands and other skin surfaces with soap and water thoroughly and often in an effort to control spreading of germs within the department and facility.
  • Adheres to isolation procedures at all times as applicable.


8.Adheres to the following environmental care standards.

  • Demonstrates adequate knowledge of safety policies and procedures, the use of MSDS sheets, hazardous material procedures, and safety codes.
  • Code Blue, Code Gray, Code Silver, Code Amber, Code Red, Code Orange, Rapid Response Team
  • Demonstrates adequate knowledge of security issues, i.e. personal protection, protection of personal and hospital property.


9.Be familiar with and comply with the Mid-Valley Hospital & Clinic Personnel Handbook and Policies.


10.Be familiar with the collective bargaining agreement (Union Contract) of the UFCW 21 and Mid-Valley Hospital.


11.Demonstrates the ability to adapt to varied age-specific patient populations.

  • Non-Clinical Personnel: This position has no responsibility for the assessment, treatment, or care of patients. However, the ability to communicate and interact with patients of all ages is required.

Position Summary:

The Maintenance Manager position is responsible for the day-to-day coordination and maintenance of all mechanical equipment associated with the physical plant such as boilers, generators, compressors, pumps, fan systems, refrigeration and pneumatic and electrical control systems. This position assists and oversees, the preventive maintenance of these systems, plus the repair and maintenance of patient care equipment, buildings, grounds and utility systems.

The Maintenance Manager position will include work in plumbing, painting, electrical work, refrigeration, pneumatics, hydraulics, heating and ventilation systems, steam generation and grounds keeping. This position will assist with the disposal of hazardous contaminated hospital waste. 

The Maintenance Manager is responsible for the preventive maintenance programs and records associated with the building and its functions. The working environment requires this person to be able to lift, bend, stoop and occasionally crawl through and work in tight, sometimes dirty spaces. This position oversees and participates in the handling of hazardous materials. 

The Maintenance Manager is to respond to work order requests in a timely manner, complete the assigned responsibilities within the established time frames, covering the other various aspects of hospital maintenance department. Many times there are more requests than time in the day so, trying to prioritize work order requests is required.

The Maintenance Manager position generally has many, widespread contacts including both patients and the staff of many other departments. This position may work closely with other maintenance workers, and must often-coordinate work efforts with the staff of other department. This individual will need to project a professional, positive image of the department and contribute to a pleasant working environment. Interaction with patients, and staff is a common requirement of the position.

Oversees maintenance of buildings, grounds and equipment including the functions of carpentry, painting, plumbing, electrical work, air conditioning, gardening, furniture repair, dry wall, welding and other work relating to the Maintenance Department. 

Maintains building and patient care equipment in good working order with ongoing preventative maintenance program.

Monitors daily the building and grounds for a safe and secure environment for patients, visitors and staff.

Assists in the operation and maintenance of boilers, pumps and other boiler room equipment for the production of steam for building heat and hot water.

Appropriately maintains all electrical systems and ancillary equipment, including refrigeration, air-handling equipment, motors, pumps and control systems.

Inspects and evaluates physical condition of establishment, and submits to the Director of Support Services recommendations for painting, repairs, furnishings, relocation of equipment, and reallocation space.

Maintains and Assists in prompt response to the hospital work order system for positive maintenance results for all departments.

Communicates effectively with other department heads to assess needs, field complaints, and get feedback on the quality of Maintenance Department service; and to schedule and organize work in their areas.

Maintains insect and rodent control on seasonal basis or as needed.

Prepares work schedules in accordance with bargaining unit guidelines, to ensure adequate 24-hour coverage for the department. Final work schedules subject to approval of the Director of Support Services.

Design and updates routine task schedules for each shift which precisely specify responsibilities and optimize the organization of the department’s work effort.

Assigns workers their duties, and inspects work for conformance to prescribed standard of cleanliness.

Oversees workers in mowing lawns, trimming hedges, raking, and burning leaves and refuse.

Oversees workers engaged in painting and making structural repairs to masonry, woodwork, and furnishings of building and similar structures.

Requisitions tools, equipment and supplies.

Assists in monitoring parts and supply levels.

Maintains accurate records for monthly statistical reports and budget analysis.

Keeps hospital administration informed on all matters effecting facility operations and services.

Assists CEO and administration with maintaining detailed and accurate records for federal and state survey inspections. Complies with correcting deficiencies in a timely manner, and according to hospital policy and procedures.

Assures the accuracy, completeness, orderliness and relevance of the Maintenance Department Policy and Procedure Manual.

Updates and assures the completeness and orderliness of the Maintenance Department Material Safety Data Sheet Book.

Conducts annual performance evaluations and scheduling of staff in the department

Maintains an up to date orientation checklist for use during new employee orientation and training; supervises the training of new employees until they are fully trained.

Maintains appropriate licensing and certifications, as required by administration.

Keeps CEO advised of maintenance department needs and personnel issues.

Summary of Major Functions for Emergency Preparedness:

Emergency Management and Safety: 

1. Revision of the facility’s Emergency Management plan as needed with at least one all-inclusive annual review taking into account current needs and feasibility

2. Responsible for obtaining and retaining required documentation for the Department of Health relating to the HRSA grants and contractual agreements

3. Maintaining ongoing communications with the Department of Health and other pertinent public agencies

4. Overseeing the purchasing, establishing and maintaining (using stock rotation) of equipment and supplies relating to emergency preparedness.

5. Planning, coordinating and executing disaster exercises relevant to the facility, to maintain a state of readiness and in conformance with regulatory requirements. This includes ongoing participation with community wide planning activities, involving cooperation with other hospitals, clinics, and provider agencies within a geographic area (Region 7). 

6. Working with outside agencies, i.e. police, fire, schools, cities, to coordinate planning and resources on an ongoing basis.

7. Coordinate the development and implementation of a comprehensive disaster exercise and evaluation program. 

8. Develop learning objectives; create materials and present educational programs for hospital management, Decontamination Team Members and general personnel, both clinical and non-clinical. This training will encompass disaster recognition, a general knowledge of the Emergency Management Plan, HICS, and NIMS resource availability, the use of equipment such as the tent shelters and communication devices among other topics depending on the audience.

9. Reporting to the Environment of Care Committee as to the status of preparedness

10. The Maintenance Manager will be a member of the Safety Committee as a management designee and will be required to attend all meetings.

KNOWLEDGE AND EXPERIENCE:

The Maintenance Worker position requires the individual possesses a high school diploma or equivalent, and hospital or related maintenance experience is required. This individual should be familiar with work order systems, preventative maintenance programs, and record keeping. Knowledge in the care and use of a variety of hand and power tools is imperative. This person must have a basic knowledge and understanding of blue prints, electrical circuits, hydraulics, pneumatics, plumbing, painting, carpentry, boiler systems, refrigeration, and power generation systems. Need to be able to operate general office machines. This individual must be able to follow verbal and written instructions and be able to perform work with attention to detail. Experience in Emergency Preparedness and Safety in a hospital environment is preferred.
