The position reports to the Facilities Management Department and works closely with the AHEC Facilities Services Project Management Team, the Campus Architect, the Facilities Trades Departments (HVAC, Electrical, and Plumbing), and the Energy Manager.

The Campus Engineer provides engineering review of design and construction, maintains the campus construction standards for building systems, and leads commissioning of new and existing buildings. This individual also owns the campus equipment and asset data in the Computerized Maintenance Management System (CMMS, TMA) and the engineering basis of the Preventive Maintenance program, conducts energy audits and measurement and verification of energy projects, supports storm water compliance, and supports capital construction, controlled and deferred maintenance planning so that campus buildings are designed, built, and maintained to perform reliably, safely, and efficiently over their full life cycle.
Essential Job Functions:

MEP Design Review, Construction Standards, and Project Support

  • Serve as the primary engineering contact to the AHEC Facilities Services Project Management Team and the Campus Architect on building-system projects, from scoping, development and design through construction and closeout.
  • Review architect and engineer plans, specifications, and submittals for mechanical, electrical, plumbing, and controls systems to ensure conformance with campus standards, applicable codes, maintainability, and energy-efficiency goals; coordinate review input from the HVAC and Plumbing Manager and trades supervisors.
  • Lead the development and ongoing update of campus construction standards and specifications for building systems in partnership with the Campus Architect, keeping requirements current with industry advancements, applicable codes, and ASHRAE best practices.
  • Coordinate with the Energy Manager so that energy, metering, and utility requirements are carried into design, product selection, and specifications.
  • Propose capital Mechanical, Electrical, and Plumbing projects and provide engineering support during development, design, construction, and closeout to ensure sustainable and maintainable building practices.
  • Manage the technical work of contracted engineering consultants as assigned, and regularly coordinate with the AHEC Facilities and Project Management teams to ensure the feasibility of project implementation.

Commissioning, Retro-Commissioning, and Building Systems Performance

  • Lead commissioning of new construction and major renovations, including review of commissioning plans, witnessing functional performance testing, and verifying that systems are turned over with complete operation and maintenance (O&M) documentation, as-built drawings, and staff training.
  • Lead retro-commissioning of existing buildings and systems to identify and correct performance deficiencies and restore design intent, coordinating energy-related findings with the Energy Manager.
  • Utilize the campus Building Automation System (JCI Metasys) for engineering analysis, including trend analysis, review of control sequences, and diagnosis of system performance issues; develop and maintain standard control sequences for campus systems, including ASHRAE Guideline 36 high-performance sequences where appropriate.
  • Provide engineering support to the HVAC, Electrical, and Plumbing trades in diagnosing complex or recurring system failures; perform root-cause analysis and recommend corrective or preventive solutions.

Campus Asset, Equipment, and Preventive Maintenance Data Management

  • Own the campus equipment and asset inventory in the CMMS (TMA), adding, updating, and retiring assets and equipment based on acquisition, sale, demolition, renovation, and new construction activities.
  • Establish equipment data requirements for construction projects and review equipment data submissions from trades staff, project managers, and contractors (including equipment schedules, drawings, O&M manuals, and spreadsheets) for completeness and accuracy before project closeout.
  • Work with trades supervisors to develop and maintain Preventive Maintenance task codes, task lists, and frequencies for new and existing equipment based on manufacturer O&M requirements, code requirements, and campus experience, and ensure new equipment is associated with the appropriate Preventive Maintenance work orders.
  • Evaluate existing asset and equipment records for accuracy and need, and determine who is best positioned to support the verification, update, or removal of records.
  • Direct engineering student interns in asset data collection and field verification.

Energy Audits, Measurement and Verification, and Environmental Compliance

  • Audit existing facilities using ASHRAE energy audit procedures (Levels 1–3) to identify and prioritize energy conservation measures, coordinating findings and project priorities with the Energy Manager.
  • Monitor the effectiveness of energy efficiency and renewable energy projects, perform measurement and verification (M&V) of projected savings, and report progress when requested.
  • Support Environmental Health and Safety team efforts to address and manage storm water issues related to the AHEC campus, including navigating the various compliance requirements and organizations.

Capital Planning, Building Audits, and Engineering Support

  • Lead periodic building audits with trades supervisors to identify and catalogue building system deficiencies, and maintain deficiency records that inform the campus Deferred Maintenance list.
  • Support development of engineering scopes, cost estimates, and justifications for Controlled Maintenance and capital renewal requests submitted through State of Colorado processes.
  • Evaluate building component life cycles using asset condition, age, and maintenance history data, and recommend priorities for major repair and replacement.
