Job Description:
Facilities Development and Management, Facilities Management, Energy Management Systems seeks a Building Automation and HVAC Operator to perform work of a complex nature when operating, maintaining, and programming energy management and building automation systems. Provides front-line support for the Energy Management System (EMS) and Building Automation Systems (BAS), coordinating service requests, managing system data, supporting alarm and database integrity, and assisting technical staff and vendors. Ensures efficient workflow, accurate system documentation, and reliable building operations across supported facilities.
Essential Duties:
Customer Service & Work Order Management:
- Answer and manage incoming calls, ensuring issues are routed to appropriate personnel.
- Review, assign, and vet incoming work orders; determine which can be resolved administratively versus requiring field response.
- Create, update, and close work orders in the TMA system.
- Enter Deferred Maintenance (DM) projects into TMA.
- Dispatch service requests and coordinate timely follow-up to ensure resolution.
- Support system shutdowns
- Slack communication
Building Automation System (BAS) Operations:
- Operate, monitor, and troubleshoot BAS to ensure reliable and efficient system performance.
- Detect, diagnose, and respond to system issues, alarms, and malfunctions.
- Perform emergency adjustments to restore system operation and maintain occupant comfort.
- Monitor and resolve nuisance or inactive alarms.
- Perform scheduled and unscheduled remote start/stop of equipment.
- Adjust system parameters to optimize performance, energy efficiency, and comfort levels.
- Schedule equipment to maximize energy savings without compromising occupant comfort
- Verify proper system operation and control sequences.
- Make temperature adjustments to align with standards
Programming & System Maintenance:
- Modify, troubleshoot, and maintain BAS programs and control strategies.
- Perform database uploads/downloads to DDC controllers.
- Maintain and clean BAS databases (e.g., Metasys), including:
- Standardizing naming conventions
- Updating point descriptions for clarity and consistency
- Support front-end configuration, graphics, and user interface functionality.
HVAC & Mechanical System Support:
- Support performance of HVAC and related building systems.
- Evaluate systems for energy efficiency and implement adjustments or repairs as needed.
- Assist with testing and balancing activities.
- Provide field support including equipment start/stop, valve & damper actuation, and system diagnostics.
Data, Documentation & System Management:
- Maintain and update equipment records.
- Monitor system status and generate reports on alarms, equipment conditions, and online/offline states.
- Study and interpret plans, building and controls drawings, and specifications.
- Update building floor plans with air handler zones and coordinate information with Virtual Print Vault (VPV).
User Access & System Administration:
- Maintain user access and permissions for BAS and related systems:
- Add/remove user accounts
- Manage remote notification settings
- Coordinate and maintain accurate active/inactive user lists.
Coordination & Continuous Improvement:
- Support field technicians with system operations and troubleshooting.
- Provide remote diagnostics and system shutdown/startup assistance.
- Assist in developing, documenting, and improving workflows and operational processes.
- Manage multiple priorities in a dynamic environment and adjust to changing operational needs.
- Demonstrate effective communication and coordination with internal teams, vendors, and customers.
- Support additional programs and initiatives, including energy management and power outage response.
- Performs system commissioning and provides technical support for commissioning processes, ensuring proper operation and compliance with project requirements.
- Demonstrates strong organizational skills.
- Maintains a high level of attention to detail and data accuracy.
- Provides strong customer service.
- Applies problem-solving and sound decision-making abilities.
DAYS AND SCHEDULE: Monday – Friday, 6:00 am – 2:30 pm
This position is based at ASU’s Tempe campus but will require working from other campuses depending on operational needs.
Rate of pay Range
$28.25 – $33.75 per hour. ASU offers a comprehensive benefits package with the State of Arizona.
Desired Qualifications:
Four years’ experience in Heating, Ventilation, Air Conditioning (HVAC) or energy management engineering or with building automation systems; OR, any equivalent combination of experience and/or education from which comparable knowledge skills and abilities have been achieved. Some positions may require Chlorofluorocarbons Certification upon employment. Employees may be required to possess a valid US Driver’s license of the appropriate class and required endorsements throughout employment.
Experience in:
- Programming building automation systems (BAS) and associated field devices.
- Heating, Ventilation, and Air Conditioning (HVAC) systems and operations.
- Experience supporting building automation systems, HVAC operations, or facilities coordination.
- Technical or trade school training in a related field.
- Familiarity with BAS platforms (e.g., Metasys, Siemens, Andover, Distech or comparable systems).
- Experience using computerized maintenance management systems (CMMS), such as TMA.
- Ability to interpret building system performance data and understand fundamental HVAC operations.
- Proficiency in Microsoft Office applications and basic design tools (e.g., Adobe).
- Ability to read and interpret control drawings, schematics, and blueprints.
- Evidence of effective communication skills
Working Environment:
- Work is primarily conducted in an office environment. Some travel to the field may be required to become familiar with sites and systems.
- Drive University vehicle and/or cart.
- May be exposed to hazardous and dangerous materials, tools, and equipment which will require safety precautions and/or specific process to be followed and may include the use of Personal Protection Equipment (PPE).
