A well-established real estate firm specializing in upscale residential rental communities, commercial properties, and luxury urban developments is seeking an experienced Director of Maintenance. Known for quality construction, innovative design, and exceptional service, the company prioritizes professional development and promotes from within.
This leadership role ensures properties are maintained to the highest standards while delivering exceptional resident service. The Director provides strategic oversight of maintenance operations — including capital projects, budget management, vendor relations, and code compliance — and reports to the VP of Maintenance.
Key Responsibilities
- Lead maintenance operations across multiple residential and commercial properties
- Hire, train, and develop staff, fostering a culture of excellence, safety, and accountability
- Develop policies and strategies to improve efficiency and resident satisfaction
- Manage operating and capital budgets to meet financial goals
- Oversee capital improvement and renovation projects, coordinating with contractors and consultants
- Negotiate contracts and manage vendor performance and relationships
- Ensure compliance with federal, state, and local building codes, addressing violations promptly
- Partner with construction teams on new project design for operational efficiency
- Track performance metrics and enforce workplace safety standards
Qualifications
- Minimum 7 years of progressive leadership experience in property maintenance management
- Strong leadership skills with the ability to coach, motivate, and hold teams accountable
- Expertise in contract negotiation and vendor management
- Proficiency in Microsoft Office Suite; Yardi experience preferred
- In-depth knowledge of building systems, boilers, and facility maintenance practices
- Proven track record managing budgets and delivering projects on time and within scope
- Ability to respond to off-hour emergencies as needed
