Good Life Maintenance is the growing sister company of Good Life Property Management, serving residential rental property owners and residents throughout San Diego, Orange County, and Riverside. Our mission is simple: make owning rental property easy. We have meaningful work and a strong anchor client from day one, with an immediate pipeline of residential repairs, maintenance, renovations, and construction projects. The Role
We are seeking a hands-on, highly accountable Maintenance Manager to lead our property maintenance operations from the ground up. You’ll elevate our operations, build the right team, and create a culture we’re proud of — ensuring work gets done quickly and right the first time.

You’re comfortable hiring, coaching, scheduling, and developing your team while staying hands-on enough to jump in when it matters. An active California CSLB Class B-2 Contractor License is required, along with the ability to serve as the company’s Responsible Managing Employee (RME).

Job Duties
Operations

  • Maintain the department budget; ensure projects and scheduling stay within budgetary guidelines
  • Purchase and order maintenance supplies, materials, and appliances efficiently and cost-effectively; keep inventory appropriately stocked
  • Ensure service requests, make-readies, and other maintenance projects are completed accurately, on time, and to company quality standards
  • Conduct regular safety inspections, correct unsafe practices, and ensure staff are trained on safe handling of chemicals, supplies, and equipment
  • Comply with OSHA and all applicable federal, state, and local health, safety, and environmental regulations and company policies
  • Operate a company or personal vehicle to travel between work locations
Team Leadership
  • Hire, coach, and develop a high-performing maintenance team
  • Plan, schedule, and supervise daily maintenance activities, including repairs, installations, service requests, and turns
  • Train and develop employees and ensure company policies, procedures, and safety practices are followed
  • Set clear expectations, performance standards, and accountability structures
  • Build a strong culture focused on professionalism, ownership, and improvement
Service & Customer Experience
  • Own the maintenance experience for residents and property owners end-to-end
  • Ensure work orders are completed efficiently, professionally, and with high quality
  • Improve response time, communication, and service reliability
  • Monitor customer feedback and continuously improve service delivery
Partnership & Growth
  • Build a strong operating partnership with Good Life Property Management
  • Align maintenance operations with company goals and growth strategy
  • Scale the maintenance team as demand increases
  • Identify opportunities to expand services and improve margins

Qualifications
Required
  • Proven supervisory experience in a field-based or service environment
  • Experience hiring, coaching, and managing teams
  • Ability to own outcomes and make decisions independently
  • Excellent communication and organizational skills
  • Active California CSLB Class B (or B-2) Contractor License, with the ability to serve as the company’s Responsible Managing Employee (RME)
Strongly Preferred
  • Experience in residential property maintenance, facilities management, construction, or field services
  • Experience leading a team or department
  • Experience improving systems or operations within a growing organization
  • Ability to take initiative and drive results independently

Important Notes
Position Details: This is a full-time, salaried (exempt) position (40+ hours/week), 8:30am–5pm PST, Monday–Friday. This position is hybrid — in-office and remote/field service.

Compensation: $110,000–$120,000 annually, based on experience.

Incentive Compensation: Additional incentive compensation will be included in addition to base compensation, based on operational performance.

Benefits & Perks: Good Life makes comprehensive benefits available the first of the month following your date of hire. As the maintenance company scales, this role will have the opportunity to grow in compensation and responsibility over time.

Dress Code: Dress code varies by position and department — your hiring manager will confirm what applies to this role at the time of hire.

Physical Requirements: The employee is regularly required to talk, hear, stand, sit, walk, use hands to finger, handle, or feel, and reach with hands and arms for extended periods. The employee is regularly required to push, move, lift, or otherwise bear 50+ lbs., and must be able to operate a vehicle daily and travel between multiple properties.

Work Environment: This role works primarily in the field, traveling between residential properties, job sites, and occasional office settings, both indoors and outdoors in varying weather conditions. The role may involve additional environmental factors such as heat, chemical, electrical, flammable, or mechanical hazards.
