Position Summary:
- Keep stakeholders (teams, subcontractors, and customers) informed at all times.
- Drive efficiency by measuring project performance and implementing improvements.
- Predict resources needed to reach objectives and manage them effectively.
- Develop and manage detailed project schedules with continuous improvements via company feedback loops.
- Manage contracts with vendors and suppliers, ensuring clear deliverables.
- Oversee ordering, delivery, and field coordination of materials.
- Utilize industry best practices, techniques, and standards throughout project execution.
- Drive and support continuous process improvement across both office and field operations.
- Lead teams in both office and field environments, resolving conflicts and maintaining accountability.
- Designate and coordinate project resources, teams, and contractors.
- Develop and manage project budgets, assess financial risks, and make informed decisions based on cost impacts.
- Monitor progress in the field and proactively troubleshoot issues.
- Manage residential construction projects from pre-construction through final completion.
- Develop and maintain detailed project schedules and coordinate all construction sequencing.
- Maintain accountability for project budget, schedule, and overall performance.
- Identify risks early and implement solutions to maintain timelines and cost targets.
- Coordinate all major milestones including inspections, rough phases, finishes, and final completion.
- Ensure compliance with approved plans, permits, and Los Angeles jurisdictional requirements.
- Act as the primary on-site supervisor for active projects.
- Conduct regular and consistent jobsite presence to oversee daily construction activities.
- Manage day-to-day field operations including subcontractor coordination and site logistics.
- Enforce jobsite safety standards, OSHA compliance, and company safety protocols.
- Perform daily/weekly site walks to verify quality, progress, and workmanship.
- Coordinate inspections with local jurisdictions and ensure site readiness.
- Manage site conditions including cleanliness, organization, and material staging.
- Resolve real-time field issues and coordinate solutions across trades.
- Ensure proper execution of plans in the field and address discrepancies immediately.
- Maintain site reports, progress photos, and field documentation.
- Coordinate, schedule, and supervise subcontractors throughout the project lifecycle.
- Ensure subcontractors understand scope, sequencing, and expectations.
- Monitor subcontractor performance, quality, and adherence to schedule.
- Resolve conflicts and field issues between trades efficiently.
- Support subcontractor procurement and bid leveling when required.
- Review construction drawings and specifications prior to and during construction.
- Ensure alignment between estimate, plans, and subcontractor scopes.
- Identify scope gaps, constructability issues, and cost risks.
- Manage change orders and scope adjustments.
- Clearly communicate scope requirements to field teams and subcontractors.
- Maintain accurate and up-to-date project documentation.
- Track budgets, cost performance, and financial reporting.
- Update schedules, logs, and documentation in the project management platform.
- Document field conditions, progress updates, and key decisions.
- Ensure all project records are organized and accessible.
Internal Coordination:
- Collaborate with estimating, design, and Production teams for smooth project transitions.
- Coordinate resolution of design and construction challenges.
- Participate in internal meetings and performance reviews.
- Provide feedback to improve estimating accuracy and construction processes.
- Support company-wide operational improvements.
- Coordinate deliveries and manage material intake.
- Organize, label, and track materials in warehouse and for jobsite deployment.
- Prepare and distribute materials for field teams based on project schedules.
- Track inventory movement in coordination with project tracking systems.
- Support financial processes including:
- Inputting budgets and change orders.
- Processing receipts and invoices.
- Supporting WIP reporting.
- Maintain subcontractor compliance documentation (COIs, licenses).
- Assist with permits, agency coordination, and required payments.
- Prepare job binders and field documentation packages.
- Support office operations and coordinate with IT when needed.
