Indus Management Group is a property management company in Houston specializing in renovating and restoring under-managed multifamily properties. With our first acquisition in 2002, Indus Management Group currently manages 38 apartment complexes in the Houston area. We specialize in the Class B & C property space, with approximately units under management. Our goal has always been and continues to be to convert distressed properties into uplifted communities.  


Job Summary

The Director of Rehabilitation and Design is a senior leadership role responsible for driving all renovation, construction, and design activity across our multi-family portfolio. Leading a small team of construction professionals, this position owns the full project lifecycle — from acquisition due diligence and stabilization through capital improvements and ongoing portfolio upgrades on up to a dozen or more congruent projects. 

This role sets strategic direction for the team by conducting thorough project assessments, developing and managing schedules, allocating resources effectively, and maintaining strict budget controls to ensure profitability. 

The Director brings deep theoretical and field knowledge as well as cost expertise to the table, with the ability to build project pricing from the ground up — understanding material costs, labor rates, and construction scopes well enough to competitively negotiate with subcontractors and hold them accountable to fair, market-driven pricing. This cost intelligence is a core expectation of the role. 

Beyond renovations, the Director leads the company's new construction efforts, disaster restoration response, and sets standards for deferred maintenance, life safety compliance, and portfolio-wide design and product selection. 

 

Minimum Qualifications: 

  • Education: Bachelor's degree in architecture, structural engineering, or construction management, or a related field; combination of training and work experience  
  • Experience: Minimum ten (10) years’ experience in architecture or construction, including management of large projects and teams. Experience in the multi-family industry preferred. 
  • License/Certification(s):  Valid state driver’s license 

 

Knowledge/Skills/Abilities: 

  • Highly organized with the ability to manage multiple projects and priorities simultaneously across a large portfolio 
  • Deep working knowledge of building codes, construction methods, materials, and industry best practices across multi-family and commercial asset classes  
  • Proven ability to build construction pricing from the ground up — including material costs, labor production rates, and trade scopes — and leverage that knowledge to competitively negotiate with subcontractors and drive cost accountability  
  • Excellent communication and negotiation skills with the ability to interface effectively with ownership, subcontractors, vendors, and internal teams  
  • Strong financial acumen with experience managing project budgets, cost controls, and profitability across a high-volume renovation portfolio  
  • Creative eye for design with the ability to guide community aesthetics, product selection, site layouts, and amenity spaces that are market-competitive  
  • Strong knowledge of space planning and Interiors to create office layouts, create and decorating  
  • Strong problem-solving skills with the ability to anticipate and navigate project bottlenecks related to scheduling, supply chain, labor, and site conditions  
  • Seasoned team leader with the ability to recruit, develop, and manage a team of 3-5 construction professionals in a fast-paced, multi-project environment 
  • Proficient in project and construction management platforms, with working knowledge of CAD, 3D modeling, and related design tools  
  • Proficient in Microsoft Office and other relevant productivity tools 

Requirements

Principal Responsibilities:  

  • Renovation & Construction Strategy: Develops and executes rehabilitation and capital improvement plans across the portfolio, with a focus on asset longevity, value creation, and community enhancement 
  • Project Scoping & Budgeting: Builds detailed scopes of work, schedules, and ground-up cost estimates for both existing portfolio renovations and new acquisitions, ensuring budgets are competitive and realistic from the start 
  • Subcontractor Negotiation & Procurement: Leads all subcontractor and vendor negotiations, using first-principles cost knowledge to challenge pricing, drive competitiveness, and secure favorable terms on materials and services 
  • Project Execution & Quality Control: Oversees active projects from kickoff through closeout, holding the team and contractors accountable to scope, schedule, budget, and quality standards 
  • Acquisition Due Diligence: Partners with the acquisition team to assess renovation scope, identify deferred maintenance, and develop preliminary cost estimates for prospective property purchases 
  • Team Leadership & Development: Supervises, mentors, and develops a team of construction professionals, managing performance, training, and recruitment to maintain a high-functioning department 
  • Technical Oversight: Reviews and interprets construction documents, blueprints, and schematics, ensuring all work meets code requirements and industry best practices 
  • Contractor & Vendor Relations: Builds and maintains a strong network of subcontractors, vendors, and industry partners to support a high-volume renovation program 
  • Portfolio Aesthetics & Design: Serves as the company’s primary design authority across unit interiors, common areas, amenity spaces and exteriors – developing and presenting finish selections, designs and product specifications to leadership that are market-competitive and aligned with the company’s community enhancement goals. 
  • Operational Process Improvement: Identifies inefficiencies and develops standardized procedures for project delivery, deferred maintenance, and life safety compliance 
  • Executive Reporting: Delivers regular reporting to leadership on project status, potential concerns or changing market dynamics and financial performance of projects. 
  • Other duties as assigned
