Description

The Maintenance Technician performs technical work in the operation and maintenance of large County-owned buildings.

Hernando County provides a career path for advancement from Maintenance Technician I to Maintenance Technician III when license, certifications and experience requirements are met.  Placement in job classification will be dependent upon the license, certifications, and years of experience held by the employee and/or the selected applicant.The following statements describe the principal functions of this job and its scope of responsibility but shall not be considered an all-inclusive listing of work requirements. Individuals may perform other duties as assigned, including working in other functional areas to cover absences or relief, to equalize peak work periods, or otherwise to balance the workload.

  • Installs, maintains, modifies, and repairs a variety of electrical equipment (generators, electric motors, control panels, pumps, blowers, chillers, boilers, and freezers).
  • Installs, maintains, modifies and repairs plumbing, sound systems, electrical equipment, sprinkler systems, air conditioning, air conditioning and heating systems.  May request outside contractor if deemed necessary.
  • Responsible for the physical security of the buildings.
  • Construct walls, floors, seawalls, fences with concrete blocks.
  • Tests electrical equipment for safety and adequacy using electrical testing equipment.
  • Adjusts controls on equipment, calibrates gauges and thermostats, analyzes water samples, oils motors and pumps and performs other manual operations.
  • Inspects electrical circuitry and wiring for specified shielding and grounding.
  • Designs, constructs, modifies carpentry and masonry projects (i.e., cabinets, bookshelves, desks, vanities, partitions, custom-made projects) and complete renovations/additions of office and meeting space encompassing all of the building trades.
  • Installs control panels for air conditioning, sprinklers, sump pumps, public address systems, and time-control for security lights.
  • Obtains construction permits as required and necessary.
  • Maintains records for equipment and building history.
  • Responsible for safety and fire inspections of vehicles, equipment, mechanical systems, buildings, stairs, walkways, ladders, and electrical systems. 
  • Performs preventive maintenance on blowers, chillers, compressors, lighting, sprinklers, door closers, fire pumps, generators and engines.
  • Constructs interior portable office units, disassembles and reassembles to customer specifications.
  • Operates equipment (tractor, backhoe, ditch-witch, forklift, jackhammer, chainsaw, table saw and other power tools).
  • Installs, maintains and repairs electric motors, light fixtures, control circuits, and wiring.   Locates and corrects electrical malfunctions using electrical testing instruments.  Uses wiring diagrams and blueprints to locate and isolate electrical malfunctions.
  • Provide technical assistance to Maintenance staff as needed.
  • As a Maintenance Tech III, will perform technical work in the operation and maintenance of large County-owned buildings and has demonstrated technical skills by having approved and current certification(s) in building maintenance fields from ASHRAE, CMRP, BOMI, IMI, NATE.
  • Performs other reasonable related duties as assigned by immediate supervisor or other management personnel.
Emergency Response 
County employees are required to report for work during a state of emergency and are subject to recall around the clock for emergency response operations which may include duties other than those specified in this job description. Employees may request an exemption from this requirement by submitting the appropriate exemption form, subject to review and approval.

Grade 2 ($16.76-$21.80)
Maintenance Technician I
  • High school graduate or equivalent (GED). A combination of education, training and experience may be substituted at the County's discretion.
  • Three (3) years of experience in building, electrical, plumbing, construction, installation, repair or maintenance of HVAC systems or an acceptable combination of training and experience.
  • Valid Florida driver's license and be insurable by current insurance carrier.
  • Must have or be able to obtain certification within three (3) months of employment in FEMA National Incident Management System (NIMS) courses:
    • IS-100.c: Introduction to the Incident Command System (ICS)
    • IS-200.b: ICS for Single Resources & Initial Action Incidents
    • IS-700.b: An Introduction to the National Incident Management System
Grade 5 ($21.11-$27.46)
Maintenance Technician II
  • High school graduate or equivalent (GED). A combination of education, training and experience may be substituted at the County's discretion.
  • Five (5) years of experience in building, electrical, plumbing, construction, installation, repair and maintenance of HVAC systems or an acceptable combination of training and experience.
  • Valid Florida driver's license and be insurable by current insurance carrier.
  • Must have or be able to obtain certification within three (3) months of employment in FEMA National Incident Management System (NIMS) courses:
    • IS-100.c: Introduction to the Incident Command System (ICS)
    • IS-200.b: ICS for Single Resources & Initial Action Incidents
    • IS-700.b: An Introduction to the National Incident Management System
  • EPA approved HVAC refrigerant recovery certification, Type I & II minimum pursuant to 40 CFR Part 82, subpart F, or must be obtained within one (1) year of employment. 
Grade 7 ($23.60-$33.04)
Maintenance Technician III
  • High school graduate or equivalent (GED). A combination of education, training and experience may be substituted at the County's discretion.
  • Six (6) years of experience in building, electrical, plumbing, construction, installation, repair or maintenance of HVAC systems or an acceptable combination of training and experience.
  • Valid Florida driver's license and be insurable by current insurance carrier.
  • EPA approved HVAC refrigerant recovery certification, Type I & II minimum pursuant to 40 CFR Part 82, subpart F. 
  • Approved and current certification(s) in the building maintenance fields from ASHRAE, CMRP, BOMI, IMI, NATE, or must be obtained within one (1) year of employment. 
  • Must have or be able to obtain certification within three (3) months of employment in FEMA National Incident Management System (NIMS) courses:
    • IS-100.c: Introduction to the Incident Command System (ICS)
    • IS-200.b: ICS for Single Resources & Initial Action Incidents
    • IS-700.b: An Introduction to the National Incident Management System

Special Requirements
  • This position may be subject to Hepatitis B Vaccine and other vaccines when necessary.

Required Competencies

  • Knowledge of all phases of maintenance, construction, plumbing, electrical systems and carpentry.
  • Ability to gain knowledge of county and state electrical, safety and building codes, rules and regulations.  
  • Knowledge of safe, efficient and effective use of equipment, hand and power tools.
  • Knowledge of the proper use of electrical test equipment.
  • Knowledge of principles, practices and techniques based on electrical theory and occupational hazards and safety precautions of the electrical and building trades.  
  • Knowledge of building codes for accessibility for the handicapped.
  • Ability to read and interpret sketches and blueprints.  
  • Ability to make time and material estimates.  
  • Ability to construct, fabricate and modify structures, buildings and facilities.  
  • Ability to modify and repair mechanical systems.
  • Ability to identify, correct safety and fire deficiencies and problems.
  • Ability to establish policies for using, acquiring, and/or maintaining heavy or complex machinery.
  • Ability to establish and maintain good working relationships with departments, associates and the general public.  
  • Ability to plan and oversee the work of a small group of other subordinate employees or trustees related to maintenance duties and activities.
  • Must have sufficient physical strength and agility and freedom from disabling defects to do heavy manual labor for extended periods, occasionally in adverse weather conditions.
  • Ability to use a computer and associated software such as payroll and work management programs.

Physical Requirements/Work Environment

  • Works near hazardous conditions, around dust, fumes and heat.  
  • Works with electrical current, outside, requires safety equipment.  
  • Indoor work.
  • Works in a physically threatening environment that requires the incumbent to make life and death decisions for the incumbent and others.
  • Heavy lifting up to 100 lbs., stooping, bending, climbing and walking.
  • Ability to use utility ladders and scaffolding.  
  •  Requires ability to distinguish colors in wiring.
  • Works in awkward positions to repair equipment.
