The Opportunity
Zebby Sulecki, Inc. is seeking an experienced Estimator / Project Manager to lead painting and carpentry opportunities from initial takeoff through successful closeout. This is a hands-on role for someone who can estimate accurately, build lasting client relationships, and manage multiple commercial projects with accountability for scope, schedule, quality, and profitability.
What you will Do:
· Perform detailed takeoffs for painting and carpentry scopes using project drawings, specifications, addenda, and site information.
· Develop clear, complete scopes of work and prepare accurate lump-sum, negotiated, and time-and-material proposals.
· Identify scope gaps, overlaps, exclusions, contract risks, labor requirements, production rates, and material needs before bid submission.
· Solicit and evaluate vendor and subcontractor pricing; maintain organized bid files, bid logs, and historical cost information.
· Follow up on bids, support scope and price negotiations, pursue new opportunities, and communicate ZSI’s capabilities to general contractors, owners, and clients.
· Develop project budgets and field scopes; coordinate manpower, schedules, subcontractors, vendors, and material procurement.
· Monitor job progress, productivity, quality, costs, and profit projections; identify and resolve project issues early.
· Price, document, and manage change orders, submittals, RFIs, billing, punch lists, and project closeout requirements.
· Maintain consistent client communication throughout the project lifecycle and identify opportunities for repeat or expanded work.
· Keep project records and internal systems current while supporting required weekly and monthly reporting.
Requirements
What You Bring
· Relevant commercial construction experience in estimating, project management, field leadership, or a closely related role.
· Strong working knowledge of commercial painting systems, coatings, metal framing, drywall, finish carpentry, doors, frames, hardware, and ceiling systems.
· Ability to read and interpret construction drawings, specifications, addenda, and contract documents.
· Experience applying labor production rates, building project budgets, tracking job costs, and protecting project profitability.
· Strong organization, prioritization, follow-through, communication, negotiation, and problem-solving skills.
· Ability to manage multiple bids and projects at the same time while maintaining accuracy and meeting deadlines.
· Comfort using Microsoft Office and learning company estimating, communication, project-management, and AI-supported tools.
· High school diploma or GED; apprenticeship, technical-school, or related construction education preferred.
· Valid driver’s license, reliable transportation, and willingness to travel among project sites; OSHA 30 preferred.

Physical & Travel Requirements
This role requires regular visits to active construction sites, including standing, walking, navigating uneven terrain, and working in varying weather and job-site conditions. The employee must be able to travel between multiple sites and lift or carry materials or equipment as needed, up to approximately 50 pounds.
