Job Description:
We are looking for a dedicated and experienced Maintenance Lead to join our Vier Management® team at our communities in Florence, KY. In this role, you will be the go to person for our maintenance operations, ensuring the overall upkeep of our communities while guiding and mentoring our maintenance technicians. Your responsibilities will include, but are not limited to, performing and directing maintenance work, responding to emergency maintenance requests, and ensuring resident service requests are resolved promptly. The ideal candidate will have a strong background in general multifamily maintenance, HVAC, plumbing, electrical systems, and unit renovations, along with the ability to lead by example. Additionally, you must be available to work during non office hours to address maintenance emergencies.

Responsibilities:

• Perform and oversee routine maintenance tasks, including repairs and replacements of plumbing fixtures, electrical systems, HVAC units, appliances, and other equipment.
• Serve as the lead point of contact for the maintenance team at our Florence communities and assign daily work orders as needed.
• Mentor and train maintenance technicians to build their skills and promote teamwork.
• Conduct regular property inspections to identify and address maintenance issues promptly.
• Assist with unit turns and renovations as directed by upper management, ensuring all work meets community standards.
• Maintain community grounds on a day to day basis.
• Respond to emergency maintenance requests in a timely manner, including evenings, weekends, and holidays.
• Troubleshoot and repair HVAC and boiler systems, ensuring they are functioning optimally and in compliance with safety regulations.
• Ensure resident service requests are completed promptly and efficiently.
• Maintain accurate records of all maintenance activities, including repairs, replacements, and inspections.
• Coordinate with contractors and vendors as necessary for specialized repairs or projects.
• Track inventory and supplies and keep the maintenance shop and storage areas clean and organized.
• Collaborate with the Director of Maintenance on preventative maintenance programs, budgets, and company initiatives.
• Adhere to all safety guidelines and protocols, ensuring a safe working environment for residents and staff.

Qualifications:

• 3+ years of experience in multifamily or rental property maintenance
• Prior experience leading or mentoring maintenance staff preferred
• Working knowledge of plumbing, electrical, and HVAC
• Strong communication and customer service skills
• Flexibility to work during non office hours to address maintenance related issues
• Valid driver's license
• Reliable transportation
