Job Description:
The General Manager is responsible for providing strategic leadership and operational oversight for the property while developing and implementing best practices that maximize asset value, tenant satisfaction, operational efficiency, and financial performance. The General Manager partners with the Property Management, Operations, Engineering, Leasing, Accounting, Security, Marketing, and Tenant Improvement to ensure the property is maintained to the highest standards. Additional responsibilities include driving a high-performance team.

What You Will Do:
Management, Operations and Marketing
- Provides strategic leadership to the Retail Property Management team and promotes reasonable career paths associated with the property management professional
- Maintains safety, cleanliness, and integrity of all areas of all buildings, systems and equipment for all property users.
- Manages, enforces and maintain all tenant lease requirements.
- Prepares team to respond in emergency and crisis situations.
- Establish an effective working relationship with all department store managers and other key merchants, including specialty tenants, to understand and drive sales.
- Coordinates the operational aspects of the property in a manner which protects, maintains and improves the value of the owner’s asset.
- Implements and monitors hazard control and team safety practices, ensure compliance with local codes and regulation and pass the compliance portion of the operations audit.
- Implement preventive, ongoing and anticipated maintenance/repair programs.
- Selects contracted services by developing scopes of work, requesting bids, monitoring performance per scopes of work and contractual agreements.
- Manages multiple employees through effective communication, supervision, training, and scheduling to ensure tasks are completed timely and in budget.
- Develops multi-year capital project plans and manage the process to complete the capital projects.
- Manages tenant improvement construction with contractors, tenants, and consultants.
- Manages, updates, and maintains compliance with local and state codes and regulations.
- Monitors performance of in-house and contracted services and take necessary action to assure in-house performance and contracted services (property management, security, landscaping, janitorial, etc.) are performing up to our standards.
- Develops Plans of Action for Capital Projects and manages the process to complete these Capital Projects.
- Purchases building and maintenance supplies, machinery, and equipment.
- Establishes and maintains appropriate communication with all staff and develops protocols for information sharing.
- Oversees tenant compliance including Certificates of Insurance (COIs), preventive maintenance reporting, work order management, and lease compliance.
- Continuously evaluates operational procedures and recommends improvements that increase efficiencies, reduce operating expenses, and improve tenant service.
- Develops strong relationships with tenants through proactive communication, responsiveness, and excellent customer service.
- Collaborates with Accounting to ensure timely collections, tenant reconciliations, and financial reporting.
- Supports sustainability initiatives, energy conservation programs, and operational efficiencies that reduce operating costs.
Leasing
- Work in conjunction with Leasing Dept., to execute new and renewal leases to meet or exceed client objectives.
- Directs activities of specialty leasing function to optimize temporary tenant and cart occupancy to maximize property revenue.
- Develops and maintains an effective working relationship with the Leasing to ensure budgeted leasing activity occurs.
- Negotiates all tenant rent reduction or termination requests including financial performance and reporting.
- Drives Net Operating Income (NOI) to achieve (and wherever possible exceed) budgeted NOI for the property.
- Determines opportunities to improve Tenant recovery ratios.
- Manages property’s capital to budgeted levels.
- Directs the timely preparation and implementation of all financial reports including budgets, monthly/quarterly reports, sales reports, variance reports, cash flow analyses and forecasts.
- Monitors the collections of all rents and execute appropriate collection processes. Ownership Relationships
Employee Motivation and Development
- Directs and supervises the activities of all property employees. Resolves employee issues and work with HR to manage employee’s performance.
- Provides regular feedback to employees via annual performance objectives, mid-year reviews, annual reviews, and other communication mechanisms.
- Coordinates appropriate training for property employees.
- Performs other duties as required.

The employee must regularly lift and/or move up to 25+ pounds. Specific vision abilities required by this position include those required for reading, writing and typing. This position will be working primarily indoors and some of the time in an outdoor environment. From this movement, the employee will encounter varying temperatures. The noise level on the project site work environment can be high, but are low in the office environment.
What You Will Bring:
- Bachelor’s Degree or related field and/or 5-10 years in retail property management.
- Exceptional business and financial acumen, creating an environment that maximizes profitability while growing effective teams
- Understanding of financial aspects of property performance
- Ability to easily learn and use new systems.
- Entrepreneurial approach to understanding tenant needs and a proven problem solver
- Comprehensive understanding of marketing, negotiating, legal, environmental and construction as related to consummating retail commercial property
- Have thorough knowledge of area market including all competitive properties and area demographics
- Knowledge and understanding of the tenant improvement process
- Ability to handle multiple tasks. Coordinate, manage and communicate efficiently and effectively.

- Self-motivated, creative and resourceful
- Keen eye for curb appeal, ways to enhance buildings and projects

- Experience with Yardi, Prism. Vendor Café, and Microsoft Office Suite.
- Excellent written and verbal communication skills with strong executive presentation abilities.
