Director of Maintenance
Long Island, NY | $130,000 - $150,000 + Bonus
For more than 75 years, our client has built a reputation as one of Long Island's premier real estate developers and operators, creating upscale residential, commercial, and luxury communities known for quality construction, exceptional service, and long-term ownership. As the company continues to grow, two long-tenured Directors of Maintenance are preparing for retirement, creating a rare opportunity to step into a highly visible leadership role within a stable, family-owned organization that believes strongly in promoting from within.
This is not a hands-on maintenance position. Instead, this role is designed for an experienced maintenance executive who excels at leading leaders, driving operational excellence, and maintaining high service standards across a large multifamily portfolio.
Each Director will oversee approximately 2,500 units throughout Suffolk County, consisting primarily of market-rate garden-style and mid-rise communities. The portfolio is a mix of well-maintained assets and communities undergoing strategic renovations and improvements, requiring a leader who can balance long-term asset preservation with continuous enhancement initiatives.
The Opportunity
As Director of Maintenance, you will provide strategic oversight of maintenance operations across multiple communities while leading a team of Senior Maintenance Managers and site-level maintenance professionals. You will establish expectations, drive accountability, mentor high-performing teams, and ensure properties consistently deliver an exceptional resident experience.
Success in this role requires a collaborative leadership style, strong operational and financial acumen, and the ability to build trusted relationships across departments. You'll work closely with Leasing, Sales, Operations, and Construction teams while serving as a key contributor to the overall performance of the portfolio.
The ideal candidate understands that great maintenance operations are about more than repairs—they are about preserving assets, supporting residents, developing teams, and creating communities that residents are proud to call home.
Key Responsibilities
- Provide strategic leadership and oversight for maintenance operations across a multi-site portfolio of approximately 2,500 units.
- Lead, mentor, and develop Senior Maintenance Managers and site-level teams while fostering a culture of service, accountability, safety, and operational excellence.
- Establish maintenance standards, preventive maintenance programs, and operational procedures that drive efficiency and resident satisfaction.
- Manage operating and capital budgets while identifying opportunities to improve performance and control expenses.
- Oversee capital improvement projects, community renovations, and major repair initiatives from planning through completion.
- Partner with internal stakeholders to ensure maintenance operations support leasing performance, resident retention, and overall asset value.
- Negotiate vendor contracts, evaluate vendor performance, and maintain strong relationships with contractors and service providers.
- Ensure compliance with all federal, state, and local regulations, building codes, and safety requirements.
- Monitor property conditions and proactively address maintenance, compliance, and operational concerns.
- Collaborate with construction and development teams on new community openings, lease-ups, and renovation initiatives.
- Analyze operational metrics and implement strategies to improve service delivery and portfolio performance.
- Respond to significant after-hours emergencies as needed.
What We're Looking For
- Minimum 7 years of progressive leadership experience within multifamily property maintenance.
- Proven experience overseeing maintenance operations across a large, multi-site residential portfolio.
- Experience managing garden-style and mid-rise apartment communities.
- Strong leadership skills with the ability to coach, motivate, develop, and hold teams accountable.
- In-depth knowledge of building systems, boilers, mechanical systems, preventive maintenance, and facility operations.
- Demonstrated success managing operating budgets, capital budgets, and large-scale renovation or capital improvement projects.
- Strong vendor management and contract negotiation experience.
- Experience supporting lease-ups, newly developed communities, and renovation projects is highly preferred.
- Yardi experience strongly preferred.
- Excellent communication, organizational, and problem-solving abilities.
- Proficiency with Microsoft Office Suite, including Word, Excel, Outlook, PowerPoint, and Adobe.
- OSHA, CPO, or other maintenance-related certifications are a plus.
