Job Summary
Responsible for providing executive leadership for White Cap's enterprise-wide real estate strategy, ensuring the Company's portfolio supports long-term growth, operational effectiveness, and financial performance. Leads real estate development, acquisitions, dispositions, lease administration, portfolio optimization, and facilities strategy across corporate offices, distribution centers, branch locations, and other operational sites. Leads the construction and store set up team, which supports Greenfields, Consolidations, Customer Delivery Hub Set Ups, Relocations etc.
Collaborates with executive leadership and key functions including operations, finance, legal, supply chain, and human resources to deliver scalable real estate solutions, support business expansion, improve operational efficiency, and maximize return on investment.
Major Tasks, Responsibilities and Key Accountabilities
Develops and executes enterprise-wide real estate strategies that support growth, market expansion, and operational priorities; establishes long-range portfolio plans aligned with capital investment strategies and evolving business needs; and advises executive leadership on market trends, risks, and investment decisions.
Leads White Cap's construction portfolio, including new site openings, relocations, consolidations, and capital projects; oversees a high-volume, multi-market project pipeline; and develops scalable processes, cost controls, and vendor strategies to support the Company's location network.
Leads optimization of the Company's real estate portfolio (FSC, EDCs, CDHs, ES locations, branches). Evaluate acquisitions, dispositions, consolidations, and lease renewals. Develop performance metrics to monitor utilization, costs, and operational effectiveness while maximizing asset value.
Oversees market analysis, site selection, due diligence, and negotiations for new locations. Leads all development phases from planning through occupancy. Partner with operations and supply chain to identify strategic locations that improve service, logistics, and market reach.
Negotiates direct lease, property acquisitions, sales, and landlord relationships. Leads contract negotiations with developers, brokers, and construction firms. Collaborates with legal and finance to structure agreements that minimize risk and optimize financial outcomes.
Develops and manages annual operating and capital budgets for real estate and facilities. Evaluates investments through financial modeling and ROI analysis. Identifies opportunities to reduce occupancy costs and ensure governance over capital expenditures.
Oversees facilities management supporting employee productivity, safety, and engagement. Champion workplace modernization, sustainability, and space optimization. Establish standards for maintenance, business continuity, and environmental stewardship.
Builds and develops a high-performing real estate organization with clear goals and accountability. Foster collaboration, innovation, and continuous improvement. Mentor leaders and promote professional development across the team.
Leads the Construction and Store Setup team, overseeing initiatives including greenfield projects, branch consolidations, customer delivery hub setups, relocations, and other facility-related projects that support growth and operational excellence.
Partners with executive leadership and cross-functional teams, including Operations, Finance, Legal, Supply Chain, and Human Resources, to deliver scalable real estate solutions, support business expansion, improve operational efficiency, maximize return on investment, and ensure alignment with the Company's strategic objectives.
Performs other duties as assigned.

Problems are complex and difficult. Solutions require complicated, extensive analysis and detailed investigation.

Work Environment
Located in a comfortable indoor area. Any unpleasant conditions would be infrequent and not objectionable.
Most of the time is spent sitting in a comfortable position and there is frequent opportunity to move about. On rare occasions there may be a need to move or lift light articles.
Typically requires overnight travel 20% to 50% of the time.
Education and Experience
Typically requires BS/BA in a related discipline. Generally 10+ years of experience in a related field, including several years in a management role having significant business impact.
Preferred Qualifications
Bachelor's degree in Real Estate, Business Administration, Finance, Engineering, Architecture, Construction Management, or a related field required. Master's degree (MBA or related field) preferred.
15+ years of leadership experience in corporate real estate, facilities management, development, or portfolio management.
Experience with portfolio cost optimization and ROI.
Experience managing large, multi-site real estate portfolios.
Experience with acquisitions, lease negotiations, development projects, and portfolio optimization.
Knowledge of commercial real estate, financial analysis, lease structures, zoning, and construction management.
Ability to influence senior leaders and lead cross-functional teams.
Strong negotiation, communication, and relationship management skills.
