Job Overview:

The Director of Engineering leads the Engineering department and is responsible for the maintenance, repair, safe operation, and overall condition of the hotel’s equipment, building systems, grounds, and physical assets. In addition to overseeing the day-to-day Engineering operation, the Director of Engineering is responsible for preventive maintenance, financial performance, team development, project execution, and supporting the hotel’s short- and long-term maintenance and capital priorities. The role is expected to take a proactive approach in identifying property needs, reducing operational risk, and ensuring Engineering supports both the guest experience and overall hotel operation.

Responsibilities

•  Maintain the hotel facility and related equipment in a safe, efficient, and reliable manner.
•  Conduct regular property walk-throughs and assess the condition and operation of mechanical, electrical, HVAC, plumbing, life-safety, energy management, and other building systems.
•  Ensure completion of routine and preventive maintenance throughout guest rooms, public areas, meeting spaces, outlets, back-of-house areas, offices, and grounds.
•  Strengthen and maintain the preventive maintenance program with a focus on reducing recurring issues, extending equipment life, minimizing downtime, and improving overall asset condition.
•  Track recurring Engineering issues and develop appropriate long-term corrective actions rather than relying only on temporary repairs.
•  Manage adequate inventory of parts, supplies, tools, and materials for the department.
•  Maintain working knowledge of all applicable federal, state, and local laws, codes, and regulations.
•  Respond to emergency and life-safety situations as needed and ensure required inspections, certifications, permits, and related documentation remain current.
•  Negotiate, prepare, and administer agreements and contracts with consultants, vendors, and contractors.
•  Monitor vendor performance and ensure work is completed according to agreed scope, quality, timeline, and cost.
•  Produce and manage the annual Engineering operating budget, including payroll, expenses, utilities, repairs, maintenance, and capital improvements.
•  Participate in monthly forecasting and maintain oversight of payroll, scheduling, overtime, productivity, and departmental expenses.
•  Review departmental financial performance and proactively identify significant variances, upcoming needs, and cost concerns.
•  Identify opportunities to manage utilities and Engineering expenses more effectively without impacting safety, property condition, or guest experience.
•  Provide recommendations on repair-versus-replacement decisions based on asset condition, operational impact, expected life cycle, and cost.
•  Support annual and long-term capital planning by identifying equipment and property needs, recommended priorities, and anticipated replacement requirements.
•  Lead assigned Engineering projects from planning through completion, including scope, vendor coordination, budget tracking, timeline, operational impact, and follow-up.
•  Maintain appropriate records related to major equipment, warranties, repairs, and completed projects.
•  Maintain regular and proactive communication regarding asset conditions and Engineering needs with relevant hotel leaders, Tavistock, and CoralTree.
•  Provide clear updates on major repairs, projects, risks, and upcoming property needs.
•  Provide overall leadership, coaching, and accountability for the Engineering team.
•  Support team development through training, cross-training, performance management, and succession planning.
•  Ensure Engineering supervisors and team members are effectively managing daily priorities, work orders, preventive maintenance, and established departmental standards.
•  Promote a department culture focused on safety, accountability, urgency, teamwork, and strong follow-through.
•  Partner closely with Housekeeping, Front Office, Security, Food & Beverage, IT, and other departments to address operational needs and reduce guest-impacting maintenance issues.
•  Direct ADA compliance efforts for the property.
•  Maintain full understanding of LEED and Green Key requirements and support applicable environmental and sustainability initiatives.
•  Maintain and oversee all required annual inspections, testing, certifications, audits, and compliance documentation, ensuring any identified deficiencies are addressed within required timelines.

Qualifications

Qualifications

 

· Minimum three years of leadership experience in facilities management, hospitality engineering, or comparable operation

· Proven track record of leading an efficient workforce with a strong focus on preventive maintenance, asset conditions, and operational reliability

· Experience organizing, implementing, and maintaining preventive maintenance tracking and work order management systems

· Experience coordinating and managing hospitality capital improvement projects, including public area and guestroom renovations, FF&E repair and procurement, and building maintenance and upgrades

· Strong understanding of applicable Federal, State, and local codes, regulations, inspections, and compliance requirements

· Extensive working knowledge of building systems, including HVAC, electrical, plumbing, refrigeration, roofing, building finishes, mechanical operations, energy management, and preventive maintenance programs

· Strong leadership and team-development skills with the ability to coach, delegate, develop talent, and maintain accountability

· Strong financial understanding, including budgeting, forecasting, payroll, expense management, capital planning, and financial reporting

· Experience managing Engineering-related projects and coordinating multiple vendors, contractors, timelines, and priorities

· Ability to communicate technical issues, risks, priorities, and recommendations clearly to hotel leadership

· Strong organizational, follow-through, decision-making, and problem-solving skills

· Must have a valid Driver’s License

· While performing the duties of this job, the team member is regularly required to walk, stand, and sit 6-8 hours per day and may have exposure to basic cleaning supply chemicals.

· Specific vision abilities required by this job include close vision, distance vision, and peripheral vision.

· Ability to perform tasks requiring bending, stooping, and kneeling, push and pull objects weighing up to 100lbs and grasp lift or carry items weighing up to 50lbs., climb stairs, and ladders working at heights up to 30 feet, for extended periods of time often overhead

· While performing the duties of this job, the team member will experience temperature fluctuations (rain, wind, heat, humidity), and moderate to high noise levels.
