Estimated Salary: $110,000 – $135,000

Job Summary:

The Associate Director, FP&A and Strategic Finance will serve as a strategic business partner to the Private Real Estate platform, combining financial planning, portfolio analytics, data management, and executive reporting responsibilities. This individual will be responsible for financial modeling, forecasting, capital planning, liquidity management, dividend strategy, valuation oversight, portfolio analytics, and Board-level reporting for our SEC-registered non-traded REIT and other private real estate investment vehicles. The role will partner closely with acquisitions, asset management, accounting, investor relations, capital markets, and executive leadership to support the growth of CNSREIT and other real estate investment vehicles.  Cohen & Steers is committed to an inclusive culture, valuing diversity in support of our people and clients. 

 

Major Responsibilities/Activities:

  • Own and enhance portfolio-level financial models used to support capital allocation, dividend recommendations, liquidity management, and strategic decision making
  • Develop and maintain portfolio-level performance analytics used by senior leadership to evaluate investment performance, capital deployment, operating trends, and strategic initiatives
  • Identify opportunities to automate manual workflows and enhance scalability of financial and operational reporting
  • Partner with senior leadership in evaluating dividend strategy, distribution coverage, and long-term capital planning
  • Develop liquidity forecasts and scenario analyses to support acquisitions, financing decisions, and capital deployment strategies
  • Prepare executive-level analyses and Board materials related to financial performance, liquidity, dividend recommendations, acquisitions, and portfolio strategy
  • Drive the monthly real estate valuation process, including oversight of third-party valuation firms, analysis of valuation drivers, and presentation of key valuation changes and portfolio trends to senior leadership
  • Assist with developing and maintaining portfolio level data in a manner that’s easily accessible to the accounting and investment teams
  • Drive the semi-annual budgeting and reforecast process for CNSREIT
  • Leverage AI, automation, and advanced analytics tools to improve forecasting, reporting, and decision-support processes

 

Minimum Requirements: 

  • 4-7 years of experience in real estate FP&A, investment analysis, corporate finance, valuation, transaction advisory, real estate private equity, REITs, or related experience within a Big 4 or investment management environment
  • BA/BS in Accounting/Finance

  • Agrees to comply with the firm’s hybrid work policy (“work from home policy,” as aligned with the Company’s employee handbook), which currently requires reporting to the Company’s New York City office four (4) days per week, with one (1) remote workday permitted.

 

The ideal candidate would have the following skills:    

  • Strong proficiency in Microsoft Excel and Microsoft PowerPoint
  • Familiarity with Argus
  • Advanced financial modeling and analytical skills
  • Experience with business intelligence platforms such as Power BI, Tableau, or similar visualization tools
  • Strong attention to detail, follows tasks through to completion and has a high sense of urgency
  • Outstanding communication skills, excellent interpersonal skills, both oral and written, and ability to build as well as deliver effective presentations
  • Must be highly process oriented and have experience with organizational control environments
  • Comfortable working in a changing and dynamic environment
  • Self-starter, someone who can work independently and responsibly with limited supervision
