Job Summary

The Lead HVAC Technician is responsible for leading the installation, maintenance, troubleshooting, repair, and optimization of heating, ventilation, air conditioning, refrigeration (HVAC/R), and related mechanical systems. This position provides technical leadership and day-to-day direction to HVAC Technicians and apprentices while ensuring all work is completed safely, efficiently, and in compliance with company standards, manufacturer specifications, and applicable building codes.

The Lead HVAC Technician supports preventive maintenance programs, assists with facility improvement projects, and helps ensure HVAC systems operate reliably to provide a safe, comfortable, and energy-efficient environment for guests, team members, and visitors.

Key Responsibilities:

Technical Operations

• Install, inspect, maintain, troubleshoot, and repair commercial, industrial, and residential HVAC/R systems, including heating, ventilation, air conditioning, refrigeration equipment, heat pumps, boilers, chillers, and related mechanical systems.
• Diagnose mechanical, electrical, pneumatic, and electronic control system failures and implement effective corrective actions.
• Perform preventive and predictive maintenance to maximize equipment reliability, efficiency, and lifespan.
• Install, calibrate, and maintain thermostats, building automation systems (BAS), sensors, controls, and related equipment.
• Test HVAC equipment following repairs or installations to verify proper operation and performance.
• Read and interpret blueprints, wiring diagrams, schematics, equipment manuals, and technical specifications.
• Monitor system performance and recommend equipment upgrades, repairs, or energy-saving improvements.
• Maintain accurate maintenance records, work orders, equipment histories, and preventive maintenance documentation.
• Ensure all work complies with local building codes, OSHA regulations, EPA requirements, manufacturer recommendations, and company policies.

Leadership & Supervision

• Lead, mentor, and provide technical guidance to HVAC Technicians, apprentices, and assigned maintenance personnel.
• Assign daily work activities and monitor productivity, quality, and completion of assigned tasks.
• Conduct quality inspections to ensure repairs and installations meet company and industry standards.
• Assist with workforce planning, scheduling, and prioritization of maintenance requests and projects.
• Train team members on equipment operation, troubleshooting techniques, safety procedures, and preventive maintenance practices.
• Promote teamwork, accountability, and continuous improvement within the Facilities Maintenance department.

Customer Service

• Communicate professionally with internal departments, vendors, contractors, and guests regarding HVAC-related issues.
• Explain equipment conditions, repair recommendations, maintenance requirements, and project timelines.
• Respond promptly to emergency service calls and operational issues.
• Ensure a high level of customer service while maintaining professionalism and confidentiality.

Safety & Compliance

• Promote and enforce safe work practices and OSHA compliance.
• Properly handle, recover, recycle, and dispose of refrigerants in accordance with EPA Section 608 regulations.
• Maintain tools, service vehicles, testing equipment, and materials in safe operating condition.
• Utilize required Personal Protective Equipment (PPE) and follow lockout/tagout (LOTO) procedures.
• Identify and report unsafe conditions while recommending corrective actions.

Required Qualifications

• High school diploma or GED required.
• Minimum of five (5) years of progressively responsible HVAC installation, maintenance, and repair experience.
• EPA Section 608 Universal Certification required.
• Valid driver's license with an acceptable driving record.
• Strong knowledge of HVAC/R systems, electrical controls, refrigeration cycles, motors, compressors, pumps, and building automation systems.
• Ability to read blueprints, wiring diagrams, technical manuals, and construction drawings.
• Strong diagnostic, troubleshooting, and problem-solving skills.

Preferred Qualifications

• Completion of an accredited HVAC trade school or associate degree in HVAC Technology or a related field.
• NATE Certification or other recognized industry certifications.
• Previous leadership or supervisory experience.
• Experience with commercial facilities, hospitality, casino, healthcare, or industrial environments.
• Experience with computerized maintenance management systems (CMMS) and Building Automation Systems (BAS).

Physical Requirements

• Ability to lift, carry, push, and pull equipment, tools, and materials weighing up to 50 pounds or more.
• Ability to stand, walk, bend, kneel, crouch, crawl, reach, and climb throughout the workday.
• Ability to work in confined spaces, mechanical rooms, crawl spaces, attics, ceilings, rooftops, and elevated work areas.
• Ability to safely use ladders, scaffolding, aerial lifts, and other elevated work equipment.
• Ability to perform repetitive manual tasks requiring dexterity and coordination.
• Ability to work indoors and outdoors under varying environmental conditions.
• Ability to work in extreme temperatures, including prolonged exposure to hot weather, direct sunlight, high humidity, and cold conditions while maintaining safe work practices.
• Ability to wear required Personal Protective Equipment (PPE), including respirators, gloves, eye protection, hearing protection, and fall protection equipment as required.
• Ability to respond to emergency service calls, including evenings, weekends, holidays, and on-call assignments.

Work Environment

• Works throughout commercial, hospitality, industrial, and facility maintenance environments.
• Frequent exposure to mechanical equipment, electrical systems, refrigerants, dust, noise, vibration, and varying weather conditions.
• Regular work in outdoor environments with prolonged exposure to heat, direct sunlight, wind, cold temperatures, and other seasonal weather conditions.
• May work in occupied guest areas, utility rooms, rooftops, maintenance shops, and construction zones.
• Requires occasional overtime, weekend, holiday, and on-call work to support facility operations and emergency repairs.
• Local travel between company properties or service locations may be required.
