$100,000–$115,000 + Up to 10% Annual Bonus + Comprehensive Benefits + 16 Paid Holidays

We're looking for an Executive Director to lead Community Life at Mariposa in Rio Rancho, New Mexico. This role provides overall leadership for community operations, governance, resident engagement, communications, facilities, programs, team development, and financial performance.


As the senior on-site leader, the Executive Director serves as a trusted partner to community stakeholders while guiding the team, setting strategic direction, and ensuring the community's vision is reflected in both day-to-day operations and long-term priorities.

What You'll Do


Lead Community Strategy & Operations

  • Provide overall leadership for community operations, governance, resident engagement, communications, amenities, facilities, and community programs.
  • Develop and execute strategic plans aligned with community goals, priorities, and long-term vision.
  • Establish systems, standards, and processes that support strong, consistent community operations.
  • Serve as a central resource for community information, decision-making, and problem-solving.

Build Strong Partnerships

  • Develop trusted, collaborative relationships with developer partners, boards of directors, residents, and other community stakeholders.
  • Ensure contractual obligations, scopes of work, and community priorities are effectively carried out.
  • Provide clear, professional communication and regular reporting on community initiatives, operations, and areas of importance.
  • Build positive relationships with local government, schools, civic organizations, nonprofits, cultural organizations, and other community partners.

Lead & Develop the Team

  • Lead, coach, mentor, and develop Community Life leaders and team members across multiple functional areas.
  • Create a culture of accountability, collaboration, professional growth, and exceptional service.
  • Establish clear expectations and ensure teams have the tools, resources, and support needed to succeed.
  • Model strong leadership, sound judgment, and a consistent commitment to Cohere's values.

Oversee Financial & Operational Performance

  • Develop annual budgets and operating plans aligned with approved strategic priorities.
  • Monitor financial performance and ensure resources are effectively managed.
  • Oversee vendor relationships, service standards, maintenance expectations, and operational accountability.
  • Promote effective governance and community standards while encouraging resident understanding, involvement, and stewardship.

Strengthen Community Connection

  • Create and support initiatives that foster connection, participation, volunteerism, and a strong sense of community.
  • Engage residents and stakeholders in meaningful ways and encourage involvement in shaping the future of the community.
  • Partner with internal teams and external stakeholders to identify opportunities that enhance community life.
  • Serve as an articulate and visible advocate for the community.

What We're Looking For

  • Minimum of 10–15 years of experience leading, coaching, mentoring, developing, and evaluating Directors, Managers, supervisors, or other professional staff required.
  • Significant senior leadership experience within community operations, governance, community development, community-based organizations, nonprofit management, or related environments.
  • Experience leading within a large-scale master-planned community strongly preferred.
  • Demonstrated ability to lead complex operations while balancing strategic priorities, stakeholder relationships, financial performance, and team development.
  • Strong financial acumen, including experience developing and managing budgets.
  • Experience working with boards, developer partners, residents, volunteers, and other community stakeholders.
  • Strong facilitation, communication, consensus-building, and conflict-resolution skills.
  • Ability to manage competing interests and guide stakeholders toward thoughtful, mutually beneficial solutions.
  • Proven ability to develop strategic plans and successfully execute against established priorities.
  • Strong organizational, decision-making, problem-solving, and follow-through skills.
  • Excellent written, verbal, interpersonal, and public-speaking skills.
  • Collaborative leadership style with the ability to motivate and develop high-performing teams.
  • CAI CMCA or PCAM designation preferred.
  • College degree preferred.
  • Real estate and/or community development experience beneficial.
  • Experience working with municipal government or public agencies beneficial.
  • Marketing, communications, or public relations experience beneficial.
  • Experience working with volunteers, committees, clubs, or neighborhood groups beneficial.

Additional Requirements

  • Ability to work a flexible schedule, including evenings, weekends, and some holidays as community needs require.
  • Valid driver's license, acceptable driving record, and reliable transportation.
  • Ability to frequently lift and/or move up to 30 pounds and remain on your feet for extended periods.
