Utility Engineer- JLL

What this job involves:

As a Utility Engineer at JLL, you'll serve as an essential hands-on member of our facilities team, ensuring the daily operational excellence of building systems and infrastructure. This role focuses on performing fundamental maintenance tasks that keep properties running smoothly—from HVAC filter replacements and lighting repairs to minor plumbing fixes and building safety inspections. You'll work alongside Stationary Engineers, Apprentice Engineers, and Chief Engineers, supporting their efforts while building your own technical expertise in a collaborative environment. Your day will involve completing work orders through our computerized maintenance management system, conducting building walkthroughs to identify issues proactively, and maintaining the mechanical spaces that are critical to property operations. What your day-to-day will look like:

• Perform preventative maintenance on HVAC systems including air filter and belt replacements, and cleaning of perimeter induction units

• Replace lightbulbs, lamps, and ballasts throughout the facility and clean light fixtures to maintain proper illumination levels

• Complete minor plumbing repairs such as fixing flushometers, repairing leaky faucets, replacing soap dispensers, and clearing minor drain clogs

• Conduct regular building inspections to identify maintenance needs, clean roof and storm drains, inspect and replace fire extinguishers, and monitor entry doors and elevators

• Manage facility work orders using a Computerized Maintenance Management System (CMMS) to track, log, and close out maintenance requests efficiently

• Perform general building maintenance including hanging or replacing ceiling tiles, minor furniture or flooring repairs, maintenance painting in mechanical spaces, and door hardware upkeep

• Maintain cleanliness and organization within mechanical rooms, engine rooms, and engineering shops to ensure safe and efficient work environments

Required qualifications:

• High School Diploma, GED

• 4+ years of experience in facilities maintenance, building operations, or related field

• EPA Section 608 Universal Certification

• Valid California Driver's License

• Basic understanding of hand and power tools with foundational knowledge of electrical, plumbing, or mechanical principles

• Ability to stand, walk, climb ladders, and lift or carry loads of 50 lbs or more

• Strong attention to detail with ability to identify and address maintenance issues proactively

• Basic computer skills for work order management and documentation

Preferred qualifications:

• Previous experience in facilities maintenance, building operations, or related field

• Familiarity with CMMS platforms or building maintenance software

• Trade certifications in HVAC, electrical, or plumbing disciplines

• Experience working in commercial real estate or large facility environments

• Knowledge of building safety codes and OSHA regulations

Schedule: M-F 7:00AM-3:30 PM

Location: San Jose, CA

This position does not provide visa sponsorship. Candidates must be authorized to work in the United States without sponsorship.

Expected compensation for this position:

71,900.00 – 88,100.00 USD per year

Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
