Position Summary
The Asset Management Analyst supports the Asset Management team in maximizing the value, performance, and long-term returns of Bedrock's commercial real estate portfolio, including hospitality assets. This role provides financial analysis, operational reporting, market research, forecasting, and portfolio analytics to support asset-level decision making and portfolio performance. The Analyst works cross-functionally with Hospitality, Asset Management, Property Management, Leasing, FP&A, Accounting, Development, Construction, Capital Markets, and third-party operators, providing analytical and financial support for Bedrock’s diverse real estate portfolio, including hospitality assets, throughout downtown Detroit and Cleveland.
Essential Functions
- Analyze financial and operating performance across assigned assets, including revenue, expenses, NOI, EBITDA, cash flow, and key operating metrics.
- Perform variance analysis against budgets, forecasts, underwriting assumptions, and business plans.
- Support annual budgeting, forecasting, and business planning processes.
- Develop and maintain financial models, cash flow projections, valuation analyses, and other analytical tools.
- Prepare recurring reports, dashboards, presentations, and reporting materials for leadership and stakeholders.
- Analyze hospitality operating performance, including occupancy, ADR, RevPAR, profitability, labor productivity, food and beverage performance, and operator reporting.
- Support evaluation of third-party operator performance against budgets, business plans, and ownership objectives.
- Support evaluation of lease transactions, tenant opportunities, lease economics, occupancy trends, and leasing strategies through financial analysis and market research.
- Support analysis of capital projects, operational initiatives, and value-enhancement opportunities through reporting, budget tracking, and financial analysis.
- Conduct market, portfolio, and asset-level research to identify trends, risks, and opportunities.
- Maintain portfolio reporting tools, dashboards, key performance indicators, and data repositories.
- Support analytical projects related to development, acquisitions, financing, refinancing, and portfolio optimization initiatives.
- Partner with Hospitality, Asset Management, Property Management, Leasing, FP&A, Accounting, Development, Construction, Capital Markets, and third-party operators to support asset performance.
- Perform other duties as assigned.
Position Requirements
- Bachelor's degree in Business, Real Estate, Finance, Accounting, Economics, Hospitality, or a related field, or an equivalent combination of education and experience.
- 1-3+ years of experience in commercial real estate, with experience supporting asset management, finance, investment analysis, hospitality finance, acquisitions, development, consulting, or other real estate-focused analytical functions.
- Experience developing and maintaining commercial real estate financial models, reports, dashboards, and analytical tools.
- Familiarity with commercial real estate, hospitality operations, financial reporting, leasing analysis, or asset management concepts.
- Experience with Power BI, Yardi, Argus, CoStar, CRM systems, reporting platforms, or similar analytical tools preferred.
- Strong proficiency in Microsoft Excel, PowerPoint, and related analytical tools.
- Experience managing multiple assignments, priorities, and deadlines.
Work Environment
- Bedrock is an in-person, five-day-a-week workplace. All team members are expected to work on site Monday through Friday during standard business hours, unless otherwise specified by their role or designated shift.
- Some roles may have flexibility to work remotely on Fridays, based on the nature of the work and business needs. This flexibility is granted at the discretion of the Company and may be adjusted at any time.
- Prolonged periods of sitting and computer use; occasional movement between buildings; ability to occasionally lift up to 15 lbs.
