Position Summary
Life Time’s Location Intelligence team is expanding its scope beyond new club development to build a dedicated practice focused on the health and performance of our existing portfolio. The Senior Director of Portfolio Strategy & Club Intelligence will lead this effort — standing up the team, building the processes, and delivering the insights that help Life Time optimize its clubs for long-term competitive strength.
This role is fundamentally about connection. This leader and their team will serve as the critical link between Life Time’s field organization and its corporate functions — translating the priorities of Finance, Marketing, Property Development, and executive leadership into actionable intelligence for Regional Vice Presidents and Lead Generals, and ensuring that field realities inform corporate decision-making in return. The right candidate is a process builder, a strong communicator, and someone who thrives at the intersection of analytics and operations.
Job Duties and Responsibilities
Field Partnership and Strategic Advisory
- Act as a trusted strategic advisor to Regional Vice Presidents and Lead Generals, providing club- and market-level intelligence that informs both long-range positioning and day-to-day decision-making.
- Translate complex analytics into clear, relevant recommendations that field leaders can act on — bridging the gap between central strategy and on-the-ground execution.
- Serve as the connective tissue between the field and corporate — ensuring RVPs and Lead Generals have visibility into Finance, Marketing, and Property Development priorities, and that field-level insights are represented in executive-level conversations and planning cycles.
Club Pricing and Positioning
- Own club-level and market-level pricing strategy, incorporating competitive dynamics, local demand, member mix, and elasticity to support disciplined, data-driven rate decisions.
- Assess competitive positioning for clubs across the portfolio, synthesizing demographic trends, competitor activity, and utilization patterns to surface risk and opportunity.
- Develop repeatable frameworks for portfolio health monitoring — giving field and enterprise leaders a consistent lens on club performance and market standing.
Reinvestment and In-Center Opportunity
- Support reinvestment prioritization by providing market and competitive context that grounds capital decisions in local realities.
- Identify and size in-center business opportunities — ancillary services, programming, partnerships — calibrated to each club’s member demographics and competitive position.
- Partner with Real Estate, Operations, and Finance to evaluate repositioning or reconfiguration scenarios for clubs at key lifecycle inflection points.
Team and Process Building
- Hire and develop a small, high-impact team of analysts and strategists; establish the workflows, tools, and delivery cadences that make the team’s work scalable and repeatable.
- Define and execute against a roadmap in close partnership with the SVP — bringing operational rigor to a function that is well-defined in vision but early in execution.
Position Requirements
- Bachelor’s degree in GIS, Geography, Data/Computer Science, Economics, Business Analytics and related fields. Preferential to Real Estate focus.
- 8–12+ years of experience in strategy, market analytics, location intelligence, real estate, or a related field within a multi-unit consumer business.
- 5+ years of management experience.
- Proven ability to build processes and operating rhythms from scratch; comfortable with ambiguity and energized by early-stage work.
- Strong analytical foundation — financial modeling, market analysis, and spatial or demographic data — with the ability to communicate findings clearly to non-technical audiences.
- Exceptional interpersonal and communication skills; a natural relationship-builder who earns credibility with both field operators and corporate executives.
- Experience working directly with or in support of field/regional leadership in a multi-location business.
Preferred Qualifications
- Background in pricing strategy, revenue management, or membership/subscription economics.
- Familiarity with location intelligence tools and data providers (e.g., Esri, Placer.ai, CoStar, or similar).
- Experience in management consulting, corporate strategy, or investment analysis.
Pay
This is a salaried position starting at $173,000.00(or applicable minimum salary, if higher) and pays up to $251,000.00, based on experience and qualifications.Benefits
