As Shamal Holding continues to grow, we’re in search of a Senior Manager – Leasing Operations. The role is customer service oriented with shift-based operational hours. The candidate is expected to support the leasing team in managing the retail operations portfolio, coordinating lease transactions, maintaining tenant relationships, and ensuring smooth operational execution of leasing activities. This role requires strong organizational skills, attention to detail, and the ability to work collaboratively across departments.
Responsibilities
- Full ownership of asset business plans, budgeting, and reforecasting, including revenue targets, leasing assumptions, and cost management strategies.
- Leadership and oversight of cross-functional teams, including leasing, property management, and facilities, ensuring alignment with asset objectives.
- Own and lead the overall performance of retail assets, with full accountability for operations, revenue generation, cost management, and P&L delivery.
- Direct and oversee all day-to-day asset operations, including management of property, facility, and service providers, ensuring operational excellence and alignment with financial objectives.
- Lead and drive leasing strategy and execution.
- Oversee asset performance holistically, working closely with property and facility management teams to ensure assets are maintained to the highest standards while optimizing operating costs.
- Ensure full compliance with leasing processes, legal frameworks, and governance requirements, minimizing risk exposure and safeguarding asset value.
- Establish and maintain robust reporting frameworks, providing accurate and timely updates on leasing performance, financial metrics, occupancy, arrears, and asset health to senior leadership.
- Proactively manage tenant relationships and resolve escalations, ensuring high tenant satisfaction while protecting the asset’s commercial interests.
- Drive cost optimization initiatives, including detailed review and control of facility management and operating expenses to enhance net operating income (NOI).
- Lead rent collection strategy and credit control, ensuring cash flow optimization, minimizing arrears, and actively reducing ageing balances.
- Identify and implement strategic process improvements, enhancing operational efficiency, leasing effectiveness, and overall asset performance.
- Act as the primary liaison with local authorities and regulatory bodies, ensuring smooth execution of operational requirements and compliance standards.
- Oversee and initiate legal proceedings for defaulting tenants, in coordination with legal teams, ensuring swift recovery actions and risk mitigation.
Qualifications
- Bachelor's degree in business administration, real estate and/or facility management is required.
- A minimum of 8 years of relevant experience with focus on property management and at least 4 years in a supervisory role.
- Native or fluent Arabic language proficiency is required in this role.
