The Asset Management Intern position provides the opportunity to work with a well-established real estate investment team with more than 35 years of experience. Interns will develop multifamily and commercial real estate asset management skills by reviewing property financials, monitoring operating performance, tracking capital expenditures, and evaluating key performance indicators. Interns will work with asset management, acquisitions, property management, construction management, and fund accounting throughout the life cycle of real estate investments. The role also provides exposure to budgeting, forecasting, due diligence, investor reporting, valuations, financing, and hold-versus-sell analysis.
Duties and Responsibilities:
· Create and utilize financial models to evaluate property cash flow, valuations, supplemental loans, refinancings, and hold-versus-sell decisions.
· Review and analyze monthly property reports, including rent rolls, income statements, balance sheets, budget comparisons, cash flow statements, and delinquency reports.
· Analyze property operating performance and communicate significant budget variances and trends.
· Track key performance indicators, including occupancy, rental rates, lease trade-outs, operating expenses, and capital expenditures.
· Assist with annual operating budgets, property forecasts, cash requirements, and distribution projections.
· Compare acquisition underwriting and approved business plans to actual asset performance.
· Assist in monitoring asset strategies, construction projects, interior improvement plans, and capital budgets.
· Participate in property site visits and help document inspection findings and follow-up items.
· Assist with due diligence and closing activities for newly acquired assets.
· Assist with loan administration, including covenant monitoring, reserve and loan draws, escrows, lender reporting, and required repairs.
· Prepare asset management reports, investor reporting materials, and internal portfolio review presentations.
· Support recurring asset management projects through data organization, process documentation, and coordination with internal and external partners.
Reporting Relationship: Interns will report to Associates, AVPs and VPs within Asset Management and will have exposure to senior leadership and other MLG business units.

· Strong communication and business writing skills
· Strong financial, mathematical, and analytical skills
· Strong sense of self-motivation and direction; ability to work independently, take initiative, and seek out projects
· Excellent attention to detail and strong organizational and time management skills
· Strong experience with Microsoft Excel and proficiency in Microsoft Word, Teams, and Outlook
· Ability to learn financial, property management, and reporting software quickly
· Good judgment and a professional, ethical approach
· Ability to work successfully as part of a team and independently while managing multiple priorities.
· Ability to achieve results in a fast-paced, deadline-driven environment
· Working knowledge of Argus or Yardi preferred but not required
Education Requirements:
To be considered for the 2027 Summer Internship Program, applicants must meet the following criteria:
· Candidates must be enrolled as an undergraduate student and pursuing a degree in Accounting, Finance or Real Estate. Degrees in Marketing, Information Systems, or Data Sciences will be considered.
· Anticipated graduation date: Fall 2027 – Spring 2028
· Resume must include expected graduation month/year and cumulative GPA
· Candidates must have a 3.5 GPA or higher
Experience:
Candidates must have at least six months of finance and/or real estate-related classroom experience, along with strong college academic performance (3.50 minimum GPA). Ideal candidates will have prior real estate, asset management, property management, accounting, or financial underwriting experience, although not required.
Physical Requirements:
Ability to operate office machinery; including but not limited to: telephone, computer, copy machine, fax machine, printer, and mobile phone. Ability to sit for extended periods (up to 4 hours) and use a computer for up to 8 hours per day. Ability to lift up to 10 pounds on an occasional basis. Ability to travel 5-10% of the time via automobile or airplane (occasionally overnight) to real estate locations.
Working Conditions:
Open office workstation environment, moderate to quiet noise levels.
