No coffee runners work here in the summer; you will do real work that you can add to your resume once you have completed this program. As a Capital Markets Intern for our single-family team, you will…
- Be able to work alongside an experienced and professional Capital Markets team that will help to provide you with the knowledge and support to consider a future career in a Residential Mortgage Capital Markets department.
- Understand the full suite of products that are offered by Merchants Mortgage, including bank portfolio products, GSE Agency products, and non-Agency products, and the investor eligibility guidelines that make them all unique to potential borrowers.
- Be exposed to the full life cycle of what it takes to originate a residential mortgage – from origination to processing to underwriting to closing to loan sale and servicing – as a Capital Markets team member, it’s important to understand all areas of the business to be effective in your role.
- Be able to understand pricing strategies and a sound margin management approach which allows us to be both competitive and profitable considering our current loan product offerings.
- Understand the risks of loan pipeline management and the different approaches to modeling pull-through, managing interest rate risk through pipeline hedging and executing different strategies when it comes to creating and managing investor commitments, including agency cash sales, agency pooling, whole loan sales to private investors and private label securitizations.
- Understand the importance of good system/data integrity and timely/accurate reporting, utilizing tools such as Power BI, to allow the business to be aware of important trends, to make adjustments to processes as necessary and to make sound business decisions.
- Be assigned projects tailored to your department. The goal is that you will take what you have learned in your course work, apply it to your projects and then implement those solutions or recommendations. The aim is for these projects to help you build and broaden technical ability as well as help develop emotional intelligence (AKA soft skills).
- Have both a manager and mentor to help guide you through our program and your day-to-day work.
- Be given the opportunity to deliver a final presentation of your project results and make business recommendations to your department, team members and executive leadership.
- Have a better understanding of “what we do and how we do it” and be prepped and ready to enter the workforce.

Requirements
We are looking for…
- Students who have completed at least their sophomore year of college. College graduates are welcome to apply as well.
- High school diploma or GED from an accredited institution required.
