Description:
The Transactions Associate will work in collaboration with the Dallas-based acquisitions investment team to analyze potential property, portfolio, and M&A investments across the risk-return spectrum, and to execute the overall investment program for Clarion Partners' real estate investment advisory business. The candidate must be able to work independently and as part of a team that includes the disciplines of finance, acquisitions, asset management, development, research, and marketing.
Position Overview & Responsibilities:
- Assembling and modifying discounted cash flow projection models with respect to an investment, utilizing both Microsoft Excel and Argus Enterprise
- Utilize judgment, develop and form strong opinions on various underwriting assumptions and appropriate pricing/return parameters
- Assist with, and in certain cases lead, all due diligence relating to new investments including, but not limited to, the review of third party environmental, engineering, and bespoke reports, title, survey, historical financial statements, leases, and market/competitive position research
- Assembling and drafting investment memorandums to be presented to Clarion Partners and client investment committees
- Demonstrating the ability to collect, ascertain, and review data from multiple sources while presenting such data in a concise and relative manner
- Monitor and analyze the financial performance of properties, portfolios, and operating companies
- Create and maintain portfolio models
- Assist with financing and disposition transactions
- Assist with preparation and review of portfolio level and client reports
- Assist with special projects and prepare ad-hoc reports as needed
Candidate Profile | Minimum Requirements:
- Education: Bachelor’s degree in finance or real estate with a GPA of 3.5 or higher
- Experience: 3-6 years postgraduate experience as an investment analyst; Acquisitions, asset management, or capital markets experience is preferred
- Strong skills in financial analysis and modeling; high competency in preparing cash flows
- Proven track record of success deploying capital into investments that generate projected returns and create long-term value for all stakeholders
- Experience in the investment underwriting both commercial and residential asset types; Experience underwriting development and debt opportunities in addition is preferred
- Experience in preparing written investment recommendations and participating in investment opportunity presentations
- Candidate should be extremely detail-oriented, proactive, and self-motivated with a strong work ethic and possess the ability to execute effectively in a fast-paced, deadline-driven environment
- Candidate must possess strong interpersonal communication and writing skills as well as a high degree of integrity
- Candidate must be able to be a strong team member with the ability to report up to middle-management and senior management, while also leading the members of the analyst pool
