The Role
We're adding an estimator to our preconstruction group to own Division 8 and 10 scopes from first look through bid award. Division 8 is the heart of this job - doors, frames, and finish hardware - and, as needed, you'll be the one writing and reviewing hardware sets, not handing that off to someone else after award. Division 10 scopes come with the territory, and you'll need to price them accurately, but the door work is where you'll spend most of your time.
This is a numbers-and-details job. You'll live in schedules, specs, and hardware sets, and you'll be the person who catches the frame that doesn't match its rating before it costs us money on the jobsite.
Division 8 Scope
- Price hollow metal doors and frames, wood doors, aluminum entrances, finish hardware, and related accessories
- Write and review hardware sets and door schedules against architectural drawings, elevations, and specifications
- Verify compliance with UL listings, fire ratings, ADA requirements, and applicable life safety codes
- Coordinate electrified hardware and access control requirements with the broader project scope
Division 10 Scope
- Price toilet partitions and washroom accessories, lockers, fire extinguishers and cabinets, corner guards and wall protection, signage, and related specialty items
- Confirm mounting, backing, and coordination requirements with adjacent trades so scope gaps don't show up in the field
Day to Day
- Perform accurate quantity takeoffs that hold up under scrutiny
- Solicit and compare vendor and manufacturer pricing to land on the right combination of cost, lead time, and performance
- Identify value-engineering options and present them with real numbers behind them
- Assemble proposals with clear scope language, stated inclusions and exclusions, and documented assumptions
- Turn over awarded scopes to Project Managers cleanly, with the pricing basis and hardware decisions documented
- Build working relationships with suppliers, manufacturer reps, and GC preconstruction contacts
- Stay current on product changes, manufacturer updates, and code revisions affecting these divisions
Qualifications
- Minimum 3 years estimating commercial Division 8 and/or Division 10 scopes, with Division 8 experience being the priority
- Working knowledge of door hardware terminology, hardware set structure, and fire and life safety code requirements as they apply to openings
- Comfortable reading architectural drawings, door schedules, and specification sections
- Experience with estimating and takeoff software used in these divisions - we'll train you on our systems, but you should already know how this kind of software works
- DHI coursework or credentials (AHC, DHC, CDT) preferred, not required
- Clear communicator who can hold a schedule in a bid environment where deadlines don't move
