Permian Basin Behavioral Health Center – Midland/Odessa, Texas

Signet Health is seeking an experienced Maintenance Technician Supervisor for Permian Basin Behavioral Health Center, located between Midland and Odessa, Texas.

 

The Maintenance Technician Supervisor provides hands-on leadership and daily oversight of the hospital’s maintenance team and facility operations. This position is responsible for coordinating preventive maintenance, repairs, work orders, inspections, and general building services to ensure a safe, functional, secure, and compliant environment for patients, staff, and visitors.

 

The Maintenance Technician Supervisor will work closely with the Manager of Facilities and hospital leadership to maintain the physical environment and support compliance with applicable DNV standards, NFPA codes, CMS Conditions of Participation, Life Safety requirements, and State of Texas regulations applicable to behavioral health facilities.

Responsibilities Include:

1. Maintenance Team Supervision & Leadership

  • Provide day-to-day supervision, direction, and support to Maintenance Technicians.
  • Assign and prioritize daily work orders, preventive maintenance tasks, inspections, and facility projects.
  • Monitor work quality and ensure assignments are completed accurately and timely.
  • Assist with training and development of maintenance staff.
  • Promote accountability, teamwork, professionalism, and a strong culture of safety.
  • Assist the Manager of Facilities with scheduling and departmental coverage.
  • Serve as a point of contact for maintenance-related needs when the Manager of Facilities is unavailable.
  • Communicate staffing, operational, safety, and performance concerns to the Manager of Facilities.

2. Preventive & Routine Maintenance

  • Coordinate and perform scheduled preventive maintenance (PM) on HVAC units, plumbing systems, lighting, electrical fixtures, emergency generators, doors/hardware, and other facility equipment.
  • Ensure PM schedules are completed within required timeframes.
  • Review and maintain accurate maintenance documentation within the hospital's CMMS or designated tracking system.
  • Replace filters, belts, bulbs, batteries, hardware, and other components as needed.
  • Monitor recurring equipment or facility issues and recommend corrective action.

3. Repairs & Troubleshooting

  • Respond to and coordinate maintenance work orders from clinical and administrative departments.
  • Troubleshoot and perform repairs involving:
    • Minor plumbing, including clogs, leaks, and fixtures.
    • Basic electrical systems, outlets, switches, lighting, and fixtures within appropriate qualifications.
    • Minor HVAC adjustments and troubleshooting.
    • Carpentry, drywall, doors, locks, shelving, flooring, and general building repairs.
  • Determine when repairs require escalation to the Manager of Facilities, licensed professionals, or outside contractors.
  • Verify completed repairs are safe and meet facility requirements.

4. Life Safety & Regulatory Compliance

  • Assist with Environment of Care rounds, Life Safety inspections, fire drills, emergency preparedness activities, and facility safety audits.
  • Ensure required maintenance logs, inspection records, work orders, and PM documentation remain current and survey-ready.
  • Assist with testing and documentation of emergency lighting, exit signage, fire extinguishers, and other applicable life safety components.
  • Identify deficiencies and coordinate timely corrective actions.
  • Support preparation for DNV, CMS, state, fire marshal, and other regulatory inspections and surveys.

5. Behavioral Health Environment Safety

  • Maintain heightened awareness of environmental risks unique to behavioral health settings.
  • Ensure patient-care areas are maintained in accordance with applicable ligature-resistance and behavioral health safety requirements.
  • Immediately address or escalate hazards such as damaged hardware, exposed utilities, unsecured access points, broken fixtures, or other environmental risks.
  • Conduct routine inspections of patient-care areas to identify potential safety concerns.
  • Coordinate rapid response to urgent environmental or facility concerns on psychiatric units.
  • Ensure maintenance staff follow appropriate procedures when working in occupied patient-care areas.

6. Building & Grounds Maintenance

  • Oversee the condition and safety of hospital grounds, entrances, walkways, parking areas, exterior lighting, and other facility spaces.
  • Coordinate landscaping, debris removal, weather-related needs, and exterior maintenance.
  • Maintain the professional appearance of the facility through painting, wall repair, flooring repairs, furniture maintenance, and other projects.
  • Conduct routine facility inspections and report deficiencies to the Manager of Facilities.

7. Equipment, Inventory & Vendor Coordination

  • Ensure maintenance tools, ladders, carts, equipment, and supplies are maintained in safe working condition.
  • Monitor inventory levels of filters, bulbs, batteries, repair parts, tools, and other maintenance supplies.
  • Notify the Manager of Facilities of supply and equipment needs.
  • Assist with coordination of contractors and vendors performing work on-site.
  • Ensure vendors and contractors comply with hospital access, identification, safety, confidentiality, and security requirements.
  • Coordinate vendor escorts when required.

8. Emergency Response

  • Respond to facility emergencies including water leaks, flooding, power outages, HVAC failures, equipment failures, environmental hazards, and other urgent situations.
  • Provide leadership and direction to maintenance staff during facility emergencies.
  • Participate in the department's on-call rotation as assigned.
  • Assist with emergency preparedness drills and response activities.
  • Escalate significant facility issues promptly to the Manager of Facilities and hospital leadership.

Requirements/Qualifications

Experience

  • Minimum 3–5 years of facility maintenance experience preferred, ideally within a hospital, healthcare facility, behavioral health setting, or large commercial environment.
  • Previous lead, supervisory, or team leadership experience strongly preferred.
  • Experience coordinating preventive maintenance programs and work orders preferred.
  • Behavioral health, psychiatric hospital, or secure-care facility experience is a plus.
  • Familiarity with DNV, CMS, NFPA 101 Life Safety Code, Environment of Care, and healthcare regulatory requirements preferred.

Licenses/Certifications

  • Valid Texas driver's license required.
  • EPA Section 608 HVAC certification preferred.
  • Additional HVAC, electrical, plumbing, or facility maintenance certifications are a plus.
  • Must be able to complete hospital-required safety, emergency preparedness, and compliance training.

Knowledge & Skills

  • Strong working knowledge of general building maintenance, plumbing, electrical, carpentry, HVAC, and mechanical systems.
  • Demonstrated ability to lead, organize, prioritize, and assign work.
  • Strong troubleshooting and problem-solving abilities.
  • Ability to safely operate hand and power tools.
  • Ability to read equipment manuals, PM schedules, work orders, blueprints, and maintenance documentation.
  • Working knowledge of workplace safety and infection-control practices within healthcare environments.
  • Strong communication, organization, and documentation skills.
  • Ability to manage multiple priorities in a fast-paced, 24/7 hospital environment.
  • Ability to recognize urgent safety concerns and take appropriate corrective or escalation measures.

Physical Requirements

  • Ability to lift and carry 50+ pounds.
  • Ability to climb ladders, bend, kneel, crouch, reach, and stand or walk for extended periods.
  • Ability to work in mechanical rooms, outdoor environments, rooftops, and patient-care areas as required.
  • Ability to respond to urgent facility needs during off-hours when assigned.
