The Director of National Purchasing Operations will lead Lennar’s national purchasing strategy for assigned product and service categories, including running national competitive bid processes, negotiating national manufacturer and supplier contracts, and partnering with Division and Regional Purchasing leadership to drive cost efficiency, supply continuity, and consistent execution of Lennar’s national purchasing program.

Your Responsibilities on the Team
- Develop and maintain a thorough understanding of all relevant manufacturers, distributors, and key contractors across the full supply chain for assigned categories.
- Develop and maintain a thorough understanding of key construction details and strategies related to assigned categories.
- Plan and run national competitive bid processes for assigned material and service categories, including RFP/RFQ development, bid evaluation, supplier scoring, and award recommendations to National and Division leadership.
- Develop and implement Total Cost of Ownership (“TCO”) metrics, by market, for labor and all key categories.
- Provide trade-level assistance to Divisions in negotiating to TCO.
- Develop Value Engineering opportunities by category.
- Negotiate and execute national contracts with manufacturers and/or suppliers coming out of the national bid process, focusing on: unit pricing set into distribution (or through the supply chain when possible, with manufacturer/supplier assistance to pull pricing through); the most aggressive rebates achievable without compromising front-end pricing; upfront signing/exclusivity bonuses where applicable; price protection; and full legal protection, particularly on higher-risk products.
- Track and report national bid results, contract compliance, and rebate capture by category and by division; communicate outcomes to National and Division leadership.
- Support Cost Reduction and Value Engineering workshops with Divisions.
- Develop Material Guidelines and Standards in key categories, including land development areas.
- Identify areas where a Regional or National Standard or specification Guideline is of value to the company, from either a cost or risk perspective.
- Partner with Division Presidents and Division Purchasing Directors to align national contract and bid strategy with division-level execution, and ensure consistent application of national agreements.
- Support Regional Vice Presidents (RVPs) in regional purchasing strategies related to Land Development.
- Benchmark industry sourcing and supply chain best practices and recommend process or technology improvements to the national purchasing program.
- Conduct ongoing formal and informal training with team members and division purchasing associates as needed.
- Perform all other job duties as assigned.
EDUCATION AND ADDITIONAL REQUIREMENTS:
- Minimum ten (10) years’ experience at a management level in the Land or Purchasing department of a high-volume production homebuilder, including experience leading national or multi-region bid processes
- Bachelor’s Degree required in Purchasing, Supply Chain Management, Construction Management, or related field
- Medium travel required, 25 – 50%
- Valid Driver’s License
- Ability to read and interpret blueprints
- Ability to influence people through facts and demonstrations
- Demonstrated judgment and decision-making capabilities
- Proven ability to inspire, train, develop, and motivate a team
- Ability to work across multiple disciplines (Construction, Purchasing, Land, Product Development, Division and National Leadership)
- Proven ability to manage tasks to meet established deadlines
- Strong organizational skills, including planning, scheduling, and follow-up capabilities
- Excellent oral and written communication skills
- Strong math and analytical skills
Physical & Office/Site Presence Requirements:
This is primarily a sedentary office position which requires the ability to occasionally bend, stoop, reach, lift, move and carry office supplies and materials weighing 25 pounds or less. Finger dexterity is required to operate computer keyboard, calculator and telephone equipment. May operate a motor vehicle and be required to travel 25-50% of the time.
