General Purpose of Job:
Under the direction and supervision of the Construction Supervisor, the Painter is responsible for performing unscheduled and scheduled work orders on the interior and exterior buildings of any and all DHS properties. Possesses general knowledge of all building trades and maintenance procedures related to the operation of the hospital. Ensures efficient operation, inspection and maintenance of the hospital’s interior and exterior buildings to ensure a safe environment for patients, staff and guests.

- Maintains utmost level of confidentiality at all times.
- Adheres to hospital policies and procedures.
- Complies with all company safety and risk management policies and procedures.
- Reports all accidents and injuries in a timely manner.
- Participates in regular safety meetings, safety training and hazard assessments.
- Applies all applicable OSHA and related local safety requirements to all assigned work.
- Identifies and corrects unsafe working conditions with management oversight.
- Attends training programs (classroom and virtual) as designated.
- Performs all work in accordance with established safety procedures. Maintains utmost level of confidentiality at all times.
- Must obtain and maintain the MECH Certification.
- Uses Computer Maintenance Management System (CMMS) to document all work performed throughout the building
- Using Computer Maintenance Management System (CMMS) to comply with PM’s: weekly, monthly, quarterly, semi-annually, and annually
- Ensures timely and cooperative inter- and intra-departmental relationships and communications throughout the hospital and the system and with individuals external to the hospital and system.
- May perform grounds keeping activities.
- May be required to assist with special events.
- Assists skilled trade workers in one or more areas performing specific or standard duties to learn new skills as required for advancement and certification.
- May be required to utilize basic cleaning and other chemicals.
- Assists as needed on repairs and maintaining the wooden structures such as furniture, equipment, partitions, doors and others parts of the hospital building.
- Replaces broken windows and/or glass panes as required.
- Exercise proper use of tools and equipment.
- Know how to properly mix, store paints and be safety conscious when using or storing paint and paint products.
- Create and maintain a color chart with type of paint and color codes.
- The painter is responsible for maintaining walls, doors inside and out in top conditions.
- Painter will perform duties on outside areas such as parking lots and lawn sections.
- Purchasing and inventory of materials and equipment.
- Observe and comply with federal, state, and local electric codes; establish and implement prudent safety policies and procedures; observe safety of others and recommend precautionary action if necessary while repairs are in progress.
- Provide assistance in various other areas of maintenance as required; perform semi-skilled to skilled maintenance repair and construction work in the basic trades.
- Monitors and maintain proper level of stock needed to perform daily routine work assignments or specific projects.
- Ability to communicate well: must be able to follow written and oral directions.
- Ability to interpret and read blueprints, specifications, etc.
- Strong troubleshooting skills and ability to resolve problems quickly and reliably.
- Ability to provide technical solutions to real time problems.
- May be required to test emergency generators and record keeping as per standard requirements.
- Ensures familiarization with requirements specified by TJC/CARF/DOH and other relevant regulatory agencies and organizations.
- Other duties as assigned by management.
- Works with and monitors outside contractors while they are doing work in the hospital to insure the work is done in accordance with required standards.
- Monitors and reports on all project work associated with the facility.
- May drive a cart and/or drive a company vehicle to pick up supplies and/or drive to offsite properties to complete work request.
- Must maintain appropriate licensing, credentials and acceptable driving record.
- Obey traffic laws and safety procedures
Education and/or Experience:
- High school diploma or general education degree (GED); or one to three year related experience and/or training; or equivalent combination of education and experience
