This role has been designed as ‘’Onsite’ with an expectation that you will primarily work from an HPE office.

Job Description:

   

Responsibilities include a range of roles that provide leadership in the development and implementation of the company’s real estate strategy focused on creating competitive advantage for HPE businesses. Services include supporting portfolio planning, location assessments, deal financial analysis, property acquisition and disposition transactions management, landlord negotiations, property due diligence, site entitlements, lease administration, facilities asset management, and collection and maintenance of portfolio data. Consult with HPE’s businesses and functions to identify real estate needs, identify appropriate solutions that meet both business and corporation objectives, and oversee delivery of real estate projects. Incumbents will select and manage a range of service providers (brokers, advisors, appraisers, economic incentives consultants) to deliver a final solution.

 

 

Applies advanced subject matter knowledge to solve complex business issues and is regarded as a subject matter expert. Frequently contributes to the development of new ideas and methods. Works on complex problems where analysis of situations or data requires an in-depth evaluation of multiple factors. Leads and/or provides expertise to functional project teams and may participate in cross-functional initiatives. Acts as an expert providing direction and guidance to process improvements and establishing policies. Frequently represents the organization to external customers/clients. Exercises significant independent judgment to determine best method for accomplishing work and achieving objectives. May provide mentoring and guidance to lower-level employees.

 

Responsibilities:

• Leads a team in a metro area or country to plan for and implement real estate strategies and scenarios, such as site relocations, acquisitions, downsizing, or reconfigurations.
• Interprets collected data and real estate planning analyses, checks for inconsistencies, presents data, and makes proposals to function leadership and site level management.
• Manages vendor relationships for multiple metro areas or a country.
• Manages relationships with real estate providers and implementation of low complexity transactions, such as lease acquisitions or dispositions.
• Ensures needs of the businesses are understood; coordinates with other functions to ensure simple or single plan needs are met.

• Oversees brokerage vendors in simple lease negotiations.
• Manages multiple small, moderate complexity projects with low to medium value (e.g. 100 K - 2 million USD per project), ensuring commissioning and close-out process completion; projects generally include upgrades to existing facilities.
• Carries out relocation of the company employees prior to project start and return to buildings after project end.
• Scopes projects with limited direction, obtains management approval, and implements project steps.
• Collaborates with procurement to contract with and manage existing partner vendors.
• Collaborates with GRE functions (Real Estate, Delivery, Finance), EHS&S, and IT to understand customer needs for projects within a small sub-region or country.
• Develops project budgets with guidance. Completes projects within approved budget and timing.
• Provides data exhibits and background analyses to support project funding requests.

 

Education and Experience:

• First level university degree with a focus in engineering or architectural design recommended or equivalent experience.
• Typically, 6-10 years’ experience in real estate field such as construction design, project design, RE transactions, or financial analysis.

Knowledge and Skills:

• Good knowledge and understanding of industry trends and technical aspects of the job.
• Developed ability to foresee how projects will affect future building functions.
• Solid understanding of the vendor industry, permit processes, regulations, and internal company standards.
• Good communication, influence, presentation, and negotiation skills.
• Good planning skills, and ability to meet budgeting and time commitments.
• Basic business acumen.
• Good teamwork and collaboration skills.

 

 

Impact/Scope:

• Typically interacts with peers and up to Regional Director with Geographic scope typically limited to APJ Region.
