ESSENTIAL DUTIES:
• Develop, implement, and manage preventative and routine maintenance programs, standards, and initiatives.
• Plan, scope, budget, schedule, and manage all phases of construction and renovation projects from due diligence through completion.
• Collaborate with service managers, site teams, engineers, architects, vendors, and executive leadership to define project objectives.
• Onboard, train, and oversee service managers and service technicians.
• Negotiate contracts, manage bids, and oversee third-party consultants, contractors, and vendors.
• Obtain and maintain required permits, licenses, inspections, and facility certifications.
• Prepare communities for and facilitate the completion of third-party inspections.
• Monitor performance metrics including quality, safety, turn times, service request completion, and budget adherence.
• Conduct regular site, apartment, and construction audits; document findings and implement corrective action plans.
• Approve purchase orders and collaborate with operations leadership on operating and capital budgets.
• Ensure apartment turns are completed within established budget and scheduling targets.
• Oversee inventory of tools, equipment, and supplies across communities.
• Develop staffing projections and organizational plans to ensure adequate coverage.
• Lead safety programs, training initiatives, and onboarding programs for construction and service teams.
• Prepare and present performance, budget, and project status reports to senior leadership.
• Respond promptly to emergency site situations and life-safety issues.
• Perform other duties as assigned
Requirements
EDUCATION & EXPERIENCE: • High School Diploma or equivalent required. • Minimum of 5 years of experience in multi-family construction, renovation, or maintenance, including at least 3 years in a leadership role. • Demonstrated experience managing interior and exterior construction projects and capital improvement initiatives. • Strong working knowledge of maintenance disciplines including HVAC, electrical, plumbing, carpentry, drywall, flooring, painting, appliances, and lock systems LICENSES & CERTIFICATIONS: • HVAC Type I and II certifications preferred, not required • OSHA certification preferred, not required KNOWLEDGE & SKILLS: • Advanced budgeting and cost estimation skills, including the ability to identify value engineering opportunities. • Strong leadership, coaching, and team development capabilities for both internal teams and subcontractors. • Ability to effectively manage multiple projects, priorities, and deadlines simultaneously across a diverse portfolio. • Mastery in reading and interpreting detailed Scopes of Work (SOW) and technical documents. • Strong working knowledge of OSHA regulations, ADA compliance, and applicable city, state, and federal building codes. • Proficiency with Property Management software (e.g., Entrata) and Microsoft Office Suite. • Excellent verbal and written communication skills, with the ability to provide stakeholder reports for ownership. • Ability to align construction timelines with property operations to minimize unit downtime and maximize ROI. • Ability to prioritize tasks, work well under pressure, and meet strict deadlines without compromising quality. • Ability to serve as a collaborative bridge between corporate goals and field execution. • Bilingual English and Spanish preferred but not required.
