Job Title:

Senior Director, Asset Management (Commercial & Multifamily)

Pay Details:

The annual base salary range for this position in California is $205,000 to $255,000 per year. The starting pay for the successful candidate depends on various job-related factors, including but not limited to the candidate’s geographic location, job-related knowledge, skills, experience, education/training, internal value, peer equity, external market demands, and organizational considerations.

The Senior Director, Asset Management serves as the primary day-to-day asset lead for OCVIBE and off-campus Company-owned real estate holdings. While this role provides consistent oversight for stabilized commercial and multifamily assets, the immediate strategic priority is building and establishing the organization’s multifamily asset management platform.

This role will lead the development of a comprehensive multifamily platform encompassing market-rate and affordable housing, with a core focus on an AI-first methodology. The ideal candidate is a proactive, strategic professional who can implement AI-driven solutions to optimize property performance while integrating these assets into broader district-level financial planning efforts.

Responsibilities

Multifamily & Commercial Portfolio Asset Management

  • Direct the day-to-day management of the portfolio, prioritizing the build-out of the multifamily platform while providing steady-state oversight for stabilized commercial holdings

  • Lead the RFP process to source and select top-tier third-party property management companies for both market-rate and affordable multifamily properties

  • Architect and oversee an AI-first revenue management system using internal data to drive pricing decisions, ensuring full compliance with applicable regulations governing automated pricing practices

  • Monitor markets and benchmark asset performance against broader market trends

Leasing, Marketing & Technology Strategy

  • Develop and execute the comprehensive lease-up strategy for new multifamily deliveries within the OCVIBE district

  • Collaborate with internal teams on positioning and marketing strategies to ensure OCVIBE assets achieve targeted rent premiums and brand alignment

  • Serve as the real estate lead for the development and integration of the OCVIBE residential app, ensuring it meets functional and resident experience requirements

  • Track lease expirations, renewals, and market comparables to optimize lease-up velocity and rent growth

Capital Planning & Project Oversight

  • Develop short- and long-term capital improvement plans for each asset, prioritizing value-enhancing investments and maintaining building functionality

  • Oversee budget development and implementation of capital projects, coordinating closely with internal construction, engineering, and third-party property management teams

  • Monitor capital spend, maintain funding forecasts, and ensure alignment with asset-level strategy and lifecycle requirements

Property Management Oversight & Vendor Coordination

  • Provide asset-level oversight of third-party property management firms, holding teams accountable to service levels, operating budgets, and ownership standards

  • Review property-level reports, operating budgets, maintenance plans, and tenant communications

Reporting, Analysis & Governance

  • Collaborate with Finance and FP&A to maintain AI-enhanced reporting dashboards that provide real-time updates on leasing, financial performance, and capital project status

  • Support internal governance processes by preparing materials for quarterly reviews, investment committee updates, capital requests, and stakeholder meetings

Long-Term Financial Planning

  • Contribute to long-range financial planning initiatives for the OCVIBE district by supporting forecasting, capital allocation modeling, and multi-year scenario analysis

  • Collaborate with asset management, Finance, and Development teams to ensure asset planning aligns with district-wide investment strategy and project phasing

  • Provide input on revenue assumptions, capital planning, and lease economics for OCVIBE financial models

Cross-Functional Collaboration

  • Serve as the multifamily liaison with the OCVIBE Development team, ensuring alignment on financial goals, capital plans, and leasing strategy

  • Coordinate with Legal, Construction, Operations, and Finance to resolve issues, maintain timelines, and support asset performance

  • Contribute to broader asset management platform initiatives, including the development of AI-driven tools, templates, and automated workflows to increase operational efficiency

  • Perform other duties as assigned

Qualifications

  • Bachelor’s degree in Real Estate, Finance, Business, or a related field required; MBA or other relevant master’s degree preferred

  • 8+ years of experience in asset management, real estate investment, or portfolio oversight, with direct experience managing commercial assets

  • Experience working within a vertically integrated development or investment organization preferred

  • Strong knowledge of real estate finance, lease structures, capital planning, and P&L management

  • Proven ability to interpret and manage complex leases, operating budgets, and capital improvement programs

  • Proficiency in Microsoft Excel and real estate financial modeling; familiarity with Argus, Yardi, or other portfolio management tools preferred

  • Excellent written and verbal communication skills, with the ability to summarize complex issues for executive-level audiences

  • Highly organized and process-driven, with the ability to work independently across multiple workstreams
