Job Description

Director of Maintenance

Reports to: General Manager

FLSA Status: Salary/Exempt

Supervises: Club Maintenance and Housekeeping staff

Job Summary 

Responsible for the club’s general maintenance operations to include repairs, cleaning, daily operational building equipment functions, maintenance & housekeeping staff and preventative maintenance of the clubhouse and swimming pool. This position ensures the efficient upkeep of the facility and its equipment to meet or exceed members’ expectations.

Job Tasks/Duties

· Hires, trains, and supervises maintenance/housekeeping personnel.

· Schedules hours of work/work assignments for department staff.

· Procures parts and items needed for maintenance, completion of work orders and general department supplies.

· Monitors the purchase of supplies for restrooms, locker rooms, laundry, and maintenance needs. Ensures purchases are within set budget guidelines.

· Prepares and monitors budgets for the Clubhouse Maintenance/Housekeeping departments; takes corrective action as needed to help assure that budget goals are met.

· Assists in checking fire protection systems for proper operation and training personnel in their use.

· Performs facility maintenance and housekeeping repairs for building equipment, carpentry, and special projects.

· Maintains maintenance logs and condition checklists for preventive maintenance.

· Develops inventory, maintains and is accountable for the tools and equipment in Maintenance and Housekeeping Department.

· Makes constant inspections of buildings and grounds to make sure they are being maintained properly.

· Maintains a clean, desirable, and safe club environment that exceeds the Clubhouse Manager and club membership expectations.

· Responsible for environmental comfort of the clubhouse. 

· Develops, implements, and follows through on daily duty schedules and preventative maintenance schedules.

· Supports and complete work requests from all department heads 

· Communicates and corresponds with the Director of Club Operations to coordinate efficiencies, building repairs and purchases

· Oversees the operation and maintenance of the club’s security systems

· Oversees daily water checks on swimming/whirl pool water filtering system 

· Works closely with vendors and contractors associated with facility maintenance products and projects

· Orders all facilities chemicals, towels, locker room amenities, etc. assuring best pricing and quality

· Ensures building is opened correctly on a daily basis. Disarms security system and does opening walk through noting any problems or opportunities present. Documents observations and needed maintenance

· Keeps records that are pertinent to the operation of the Maintenance Department and is responsible for all the club's MSDS sheets

· Submits fiscal budget proposals and operates within approved Club’s annual fiscal budget

· Does any work necessary in emergencies that might arise. Is on call twenty-four hours each day/seven days each week or assigns this responsibility to others within department as necessary

· All other duties as assigned

Requirements

Essential Qualifications

· Must have good knowledge of building codes/requirements

· Must have previous supervisory skills

· Must have ability to maintain good employee relations and work efforts

· Mechanically inclined with all around knowledge of mechanical systems, plumbing, electrical and HVAC

· Aptitude to perform hands-on repairs.

· Organizational abilities to coordinate club projects and renovations. Working with planners and coordinating remodeling of club areas.

 Physical Demands and Work Environment

· This position includes (long periods of) climbing, balancing, stooping, kneeling, crouching, crawling, reaching, standing, walking, pushing, pulling, lifting, grasping, feeling and repetitive motions.

· Must be able to lift up to 100 pounds.

· Must be able to navigate through rough and uneven terrain.

· Must be able to work in hot conditions for long periods of time.

· Must have ability to work in hot and muggy conditions on continuous basis.

· Must be able to work in inclement weather conditions.

· Must be physically able to do assigned work as outlined above. 

· Must be able to follow written and verbal instructions.

· Must have a valid Florida Driver’s License.

· Must be able to read, write and communicate effectively in English.
