Description
ESSENTIAL JOB FUNCTIONS
· Installs, maintains, troubleshoots, diagnoses, and repairs commercial mechanical, pumps, blowers, mixers and control systems. Operates plant equipment/systems; conducts visual inspections, performs general/preventive maintenance tasks; monitors inventory levels; operates various machinery.
· Coordinates contract maintenance services. Schedules, monitors and inspects contract work/projects, ensures compliance with contractual agreement and with national, state, and local Code requirements. Supervises Contractors and/or work teams.
· Installs equipment such as fuel and water supply lines, piping ducts and vents, pumps, condensers, blowers, motors, and other parts of the mechanical systems
· Performs preventive maintenance (including filter replacement) and routine inspections including adjustment of system controls, blowers, pumps, mixers, leak checks, and overall performance testing and preventive maintenance
· Reviews plans and provides feedback to engineers on installation and upgrades
· Monitors and inspects contract work/projects relating to the systems to ensure compliance with contract requirements
· Gathers quotes, sets appointments, and supervises contract workers
· Carries out designated procedures for seasonal start-ups and shutdowns
· Maintains records of work performed to include safety inspections, parts and materials used/ordered, equipment failures and repairs, and logs of temperature, pressures, voltages, and combustion efficiency
· Trains, coaches, and mentors subordinates
· Orders necessary parts and supplies
NON-ESSENTIAL JOB FUNCTIONS
· Assists with maintenance activities in other County departments
· Assists with water and wastewater plant operations and distribution system maintenance and operations as necessary
· Removes snow from County property
Education and Experience
Education equivalent to a high school diploma supplemented with 5 years Mechanical or Electrical experience, apprentice-level vocational training program or any equivalent combination of education, training, and experience which provides the requisite knowledge, skills, and abilities for this job.
Special Qualifications
Must possess satisfactory results of a criminal history background check. Must possess and maintain a valid Virginia driver’s license. The County will support training and licensure. Special consideration available if you have or a willing to obtain a trade related Journeyman or Master License.
Knowledge, Skills, and Abilities:
· Work requires extensive interaction with co-workers and contractors therefore good leadership, team building and supervisory skills are necessary to succeed in diverse and/or emergency construction and maintenance situations.
· Strong customer service skills are essential due to extensive interactions with the public, internal/external customers and contractors in planned or emergency situations.
· Knowledge of standards practices, methods, tools, and materials common to the Water and Sewer, or trades
· Master/Senior level technicians have extensive knowledge of mechanical systems and lead more complex maintenance and repair activities and diagnostics
· Knowledge of occupational hazards and safety precautions of the trade
· Ability to plan perform work of the trade at the Journeyman-level
· Operates a variety of machinery, equipment, meters, and tools as required common to the trade
· Ability to read and interpret drawings, blueprints, wiring diagrams and schematics
· Maintains a comprehensive, current knowledge of applicable laws/regulations
· Ability to communicate effectively orally and in writing
· Ability to follow oral and written instructions
· Performs other maintenance duties as required
PHYSICAL DEMANDS
This position classifies the physical exertion requirements as very heavy. Must be able to lift, stoop, bend, crawl, and work in tiring and uncomfortable positions and from ladders and scaffolds in hot and cold temperatures. Must be able to exert up to 100 pounds of force occasionally and/or up to 50 pounds of force frequently, and/or up to 25 pounds of force constantly to life, carry, push, pull or otherwise move objects. May work on rough or uneven surfaces, and confined spaces. May be required to work afterhours, weekends and on call. Must be able to perceive and discriminate depths, odors, and colors.
WORK ENVIRONMENT
Essential functions are regularly performed in and around various county buildings. Tasks may risk exposure to chemicals, odors, machinery, wetness, dust, fumes, dirt, vibrations, electricity, driving and confined spaces.
