About this position:
The Director of Facilities Maintenance provides strategic leadership and operational oversight for all facilities maintenance functions across the organization. This role is responsible for ensuring LMCU's facilities, infrastructure, equipment, and building systems are maintained safely, efficiently, and in compliance with all applicable regulations.
As a key leader, the Director will develop and execute long-term maintenance and capital improvement strategies, oversee facility operations across multiple locations, and lead a high-performing team dedicated to operational excellence. This position plays a critical role in supporting organizational growth through proactive facilities planning, risk management, and exceptional service delivery.
What you'll do:
Facilities Leadership & Strategy
- Develop and execute a comprehensive facilities maintenance strategy aligned with organizational goals and long-term growth initiatives.
- Lead, coach, and develop facilities managers, supervisors, and maintenance professionals across multiple locations.
- Establish and monitor maintenance standards, policies, procedures, and key performance indicators (KPIs).
- Foster a culture of safety, accountability, collaboration, customer service, and continuous improvement.

Facilities Operations & Reliability
- Direct preventive, predictive, and corrective maintenance programs for all facilities and building systems.
- Oversee the performance and reliability of HVAC, electrical, plumbing, fire protection, security, life safety, and building automation systems.
- Monitor facility conditions and prioritize maintenance activities to minimize operational disruptions.
- Lead facility-related emergency response and recovery efforts.
- Establish service standards and response-time expectations to ensure exceptional support across the organization.
Budgeting, Capital Planning & Project Management
- Develop and manage annual operating and capital budgets for facilities maintenance.
- Forecast maintenance, repair, replacement, and infrastructure investment needs.
- Identify cost-saving opportunities while maintaining service quality, reliability, and compliance.
- Lead capital improvement projects from planning and budgeting through execution and completion.
- Provide strategic recommendations regarding facility investments, equipment replacement, and asset lifecycle management.
Vendor Management & Regulatory Compliance
- Select, negotiate, and manage contracts with vendors, contractors, and service providers.
- Evaluate vendor performance and ensure adherence to service-level agreements.
- Ensure compliance with OSHA, environmental, fire safety, building codes, and all applicable federal, state, and local regulations.
- Conduct facility inspections and risk assessments to identify improvement opportunities and mitigate operational risks.
- Support business continuity and disaster recovery planning efforts.
Partnership & Stakeholder Support
- Collaborate with department leaders to understand facility needs and service expectations.
- Communicate maintenance initiatives, project updates, and operational impacts to key stakeholders.
- Partner across the organization to ensure facilities support an exceptional employee and member experience.
What you'll bring:
- 8+ years of progressive facilities maintenance experience.
- 5+ years of leadership experience managing facilities, maintenance operations, or building services teams.
- Experience overseeing multiple facilities and complex commercial building systems.
- Demonstrated success managing budgets, capital planning initiatives, and vendor relationships.
- Strong knowledge of HVAC, electrical, plumbing, life safety, security, and building automation systems.
- Proven ability to lead teams, manage competing priorities, and drive operational excellence.
- Excellent financial, project management, negotiation, problem-solving, and communication skills.
- Bachelor's degree in Facilities Management, Engineering, Construction Management, Business Administration, or a related field, or an equivalent combination of education and experience.
- Valid Driver's License and ability to meet bonding requirements.
- Professional certifications such as CFM, FMP, CMRP, OSHA certifications, or PMP are preferred.
