Description
Weekly Hours: 40 hours, full-time.
The Maintenance Technician is responsible for maintaining the safety, appearance, functionality, and reliability of a commercial office building. This position performs preventive maintenance, troubleshooting, repairs, inspections, and tenant-service requests involving the building's mechanical, electrical, plumbing, HVAC, lighting, and life-safety systems.
- Perform routine visual inspections HVAC, electrical, plumbing, lighting, and other building systems.
- Diagnose equipment malfunctions and complete minor-to-moderate repairs.
- Respond promptly and professionally to tenant maintenance requests.
- Monitor building automation and energy-management systems, where applicable.
- Inspect mechanical rooms, common areas, restrooms, exterior areas, roofs, and vacant suites.
- Replace filters, belts, lamps, ballasts, plumbing fixtures, hardware, and other building components.
- Complete minor carpentry, drywall, painting, ceiling-tile, and general building repairs.
- Assist with fire alarms, sprinkler systems, emergency lighting, elevators, generators, and other life-safety equipment.
- Coordinate and oversee work performed by outside contractors and service vendors.
- Support tenant move-ins, move-outs, office renovations, and special events.
- Maintain accurate work-order, inspection, maintenance, and equipment records.
- Monitor inventory and request replacement tools, parts, and supplies as needed.
- Follow all safety procedures, building policies, and applicable codes and regulations.
- Maintain clean and organized workshops, storage areas, and mechanical rooms.
- Assist with emergency response and participate in an on-call rotation when required.
- Perform other building-maintenance duties assigned by the Chief Engineer or Property Manager.
- High School Diploma or General Equivalency Diploma is preferred.
- The ideal candidate is dependable, service-oriented, and able to work independently while coordinating effectively with tenants, property management, contractors, and vendors.
- Able to understand written and verbal instructions in English.
- Able to apply common sense understanding to follow instructions that were provided.
- Ability to lift and carry up to 50 pounds.
- Ability to stand, walk, bend, kneel, climb, and work from ladders for extended periods.
- Ability to access rooftops, mechanical rooms, crawl spaces, and other confined or elevated areas.
- Ability to work indoors and outdoors in varying temperatures and weather conditions.
- Ability to respond to after-hours building emergencies when scheduled.
